Nope, can't find anything anywhere else which is why I asked if it was possible for water to travel through the grout over time. If it was a serious amount of water, I'd have found it somewhere else for sure.

If it's growing I'd definitely say its mould. You don't have to have a leak to get mould. Where is the mould growing? Is it on a part of the floor that often gets wet/damp? Had it 3 years now and no issues. I rarely use the oven myself except for pizza which is great as its wide enough for 2 pizza stones at once. Current unit is rated at 26lpm (when it works) but not sure at what temp and has suited my needs (when it worked) so I'm sure then rinnai 26 units will be fine.

Thanks, will keep them in mind. Probably just get a classic 26 model rather than the Enviro. Have to do a bit of research on that one to see if the extra outlay is worth while but my gas bills aren't obscene.

Wow that's a pretty strong vote for the rinnai systems! Have to get some quotes. Just make sure you have a good plumber I do now, won't be using the original guy that's for sure.

That's the sort of reliability I'd expect! Excellent. Don't have the controllers now so only way they'd get added is if they have wireless models now. Haven't missed the ability so far but don't know what you're missing if you've never tried it ;)

Using straw and molasses is cheap compared to fertiliser prices and the return on investment on them. Sorry I meant the commercial stuff being expensive which is why I'm keen to read up on your previous info :)

If the carrots were short and deformed I'd lay money you grew them from seedlings rather than seed. We did indeed, we have a new crop in there now from seed so we'll see how that goes.
