Browse Forums Kitchen Corner 1 Jun 30, 2012 9:20 am We have signed up with Metr!con to build our new home and we're at the point of making all our internal colour decisions etc. One of the main reasons we decided to build rather than buy an existing place is because I wanted to have the perfect kitchen. Obviously this means upgrading pretty much everything that come as standard through M. I've thought about just taking the kitchen out of the contract all together and getting someone external to it but I think this will probably end up costing us more and we have a number of upgraded items such as caeserstone bench tops included in our promotion which we wouldn't get a credit for. So what I'm thinking of doing now is getting M to install the benchtops and cabinetry but leave the doors and draws out. This way I can get someone external to install the extras I want such as soft close draws and polyurethane coating rather than just laminate etc and avoid the builders markup. Has anyone done this before and was the cost saving worth the extra effort? We will probably get some custom cabinetry done in other areas of the house anyway so could do this all through the one supplier Re: Taking cupboard doors & drawers out of contract 2Jun 30, 2012 10:19 am Hi Jessime, I upgraded my kitchen to 2 pac through my builder and it was only $5000 extra. I know it sounds a lot, but for the convenience of it, it was worth it. I don't know if you have realised, but it is not JUST the cupboards and drawers that will need the 2 pac on it. There are also the end panels and face panels on an island bench (if you have one) that form part of the structure of the cabinetry that will need to be 2 pac. If you get your builder to install just the carcass and the benches, then the mob doing them later will have to break apart the carcass and remove the benchtop to put in the end panels etc in 2 pac, I would have thought. Depending on the style of the kitchen, there could potentially be large vertical panels separating the fridge space and benches and/or the wall oven etc. These would also need to be removed and be replaced with 2 pac. If you have overhead cupboards, the end panels of those may also need to be replaced with 2 pac. Then there's the panels around the dishwasher space... Do you have a plan of the kitchen? It might make it easier for us to see what will need replacing. To me, I would think it may be cheaper and way more convenient to have it all done through the builder, or get the cheapest standard kitchen they have and replace fully to what you really want in a few years time once you have saved up! I'm not a kitchen expert, but to me, it just sounds like too much trouble and may end up costing a lot more than you think. That's my thoughts, anyway! There are a few kitchen specialists on the forum that may be able to help, though Henley - Wilshire Mk 3 ... I love my house!! I too am building with Metr!con and we have 2 pac to the kitchen and the pantry and we were sweating on the cost as it was a muuust have item and it came back well under, I think in my head I built the cost up to huge amount. We also have a shaker type panel to each door which adds to the cost. If you haven't actually done your selections yet I'm guessing you don't actually know the actual price to have the full kitchen done in 2 pac, you may be surprised like we were? Re: Taking cupboard doors & drawers out of contract 4Jul 03, 2012 6:20 pm If you have 2 pac installed after handover it will be alot cheaper! They average kitchen cost me $2000 to have sprayed. You could have the builder install the kitchen with 18mm white satin doors with no edging. These can then be pulled off and sprayed at anytime. 18mm white satin is the board that every kitchen company uses under 2pac. It is cheaper than the base model door that any builder offers! Just wanting to confirm that there should be no issues spraying the whole kitchen after handover? does that mean the kickers and front and side panels of the island can also be sprayed quite easily? Re: Taking cupboard doors & drawers out of contract 6Apr 13, 2021 10:53 pm Hi elloelloelloqwer If you have a look at stormy's post above they have explained quite well what some of the challenges are with getting the 2pac done after hand over. Your not expecting to get it done in situ are you? It really comes down to the style and complexity of the kitchen. You will basically have to remove all the doors and drawer fronts (that's easy) as well as all the panels (a bit more difficult). Kickers will also need to be removed and any bulkheads, scribes and full height panels. It can actually be an expensive and difficult task to do all of that. You are essentially deconstructing the kitchen. It will always be cheapest to do it once but I understand that when you add in the builders margin plus the obligatory gouging it adds up.
