Browse Forums Building A New House 1 May 15, 2012 9:41 am Hi Guys, Well we finally decided to go with the Sundance floor plan through Hotondo - I'd posted earlier about 3 that we were choosing between but we settled with the plan that we loved most! No idea on costings yet (I'm trying not to think about that, as the base cost for that plan is $254,000 and we've added a walk in pantry, an extra room and pushed a few walls out so it is quite a bit bigger!!) tbh I don't care about the costs as I know I won't be happy with anything else now, I've got my heart set on this one - probably a bad thing I know! We're planning on being in it for a loooooong time so I figure it'll be worth it. We should be getting the plans back today of the final floor plan - minus a few minor changes we may make in the next few weeks - so I'll be able to post them for you to have a quick squiz at! Will be happy to hear your thoughts! Am paying the final $1000 deposit this week to get all the drawings and the contract signed up so that we can sign before the EOFY, that way we will still get the first home owners bonus and regional bonus, even though we won't be building until at least October next year!! I know I've started my thread a little early but I'm too excited to hold off! Gotta wait for land titles first I guess hehe. Watch this space! It's nice to know other people are excited about my house! We're only showing plans to family so that everyone else will be surprised by a few things when they see the house after its built! So I have to be able to show some people the plans to show them off - I'm in love (completely biased of course hehe) still waiting for the email with the final plans but I just know they'll be perfect! Kiwi, love my wip, we made a very clever one if I do say do myself! It's HUGE! I got the idea from the pictures in the show me your kitchen thread =) love this forum! Very open to hearing (or reading) people's feedback =) Will let you know how my next appointment goes with them, there are only very minor changes I'll need to make, just the nitty gritty stuff like taking a door out here or adding one there or making sure a window is properly centred etc!! Am also thinking of adding a dryer space under the benchtop in the laundry as well as the one for the washing machine - any thoughts on having 2 spaces under it? Just thought it would look neater and most people have front loaders these days anyway. We'll have a double door drying cupboard in the corner opposite the door in there so will probably change the entry door to the laundry to a cavity slider. Oh, and the shelves etc in the living will have to go on the opposite wall, that way our couch will fit in nicely without the recliners blocking the doorway if they were to stay on the wall they're on in this pic. (If you see anything else that may need to be changed let me know!) North is to the left of the picture, so the sun will set to the front of the house but we'll have a beautiful view of the baw baw ranges! I am getting so super excited! Even though we wont be moving in for almost 2 years (minimum - could be longer depending on when titles come up) I can picture exactly how it'll look! Would the garage internal door be better at the other end of the laundry - even remove the hall wall at the laundry and put the garage door there and the laundry door then is opposite the external door. Gives another access to the kids area, too. Moves the trough and wm down so you don't lose a lot of storage......... I hate tiled hallways, we have a long hallway in the house we're renting at the moment and it's tiled - its the creepiest, coldest part of the house!! Then what we've also done in the laundry is change the door to the hallway to a cavity slider and along the left wall is the double door drying cupboard & on the top of the bench top will be another Door to the drying cupboard which will have 2 little wire clotheslines in it for socks & underwear in wintertime! We have just a double door drying cupboard in our laundry at the moment and we love it - in summer we just use it to store the ironing board & all our clothes horses! This house is going to have sooooo much storage space lol, I won't know what to do with myself! As for the window to pass things through in the kitchen, I'm loving that idea! I could put one of those little sliding doors that you can lift up to open up a little hold so I can put everything through it! Awesome idea =D I never thought about having to carry multiple things out of that massive pantry lol! This size house is going to give me enough exercise as it is, I won't need my treadmill & cross trainer anymore! Thanks for the advice planfan, much appreciated! I would still have the laundry like I said - short way to laundry from master bedroom. Sound insulation ens WC wall to living area? Did we get your north face? The pantry wasnt originally meant to have the shelves wrap around but I think what I'll probably do is keep the food closer to the pantry doors and use the back end of the pantry to put all the stuff I buy in bulk (like toilet paper and shampoo etc haha - I'm a buy in bulk junkie!) and also big appliances like the bread maker and mixmaster etc. I've got the final plans back so they're doing the quote up now. I'll post a pic of them in a minnie! I do like the shopping basket idea though haha - I'll have to steal one from Safeway! With the laundry I dont mind walking the long way around to the master or I can just detour through the garage, I'll probably regret saying that one day though lol! I put the clothes horses in the master when I wash mine & hubby's clothes, that way I can just grab them off when they're dry and fold them straight into the drawers etc. It'll just be the carrying dirty washing to the laundry that will be annoying! I have to in the rental we're in at the moment anyway. I guess you win some, you lose some =) The only bad thing is that we cant have the cavity slider door into the laundry......but when we get the quote back if its looking a little grim we might trim back some of the space out of the laundry and do what you suggested! Sound ins to living may be a good idea, some of the noises that hubby makes in that toilet......well, thats a whole nother topic haha! Yep, building in Drouin, the front of the block faces west but you can see the ranges from the front (although, once there are houses in we might not be able to!) Our block slopes slightly down from east to west so there will be a small retaining wall at the front of our block.
