We renovate bathroom and kitchen for a lot less than that but we do most of the work ourselves (not waterproofing, tiling). So you would be removing a wall? If it's lower level this may not be possible. You need to check if it's load bearing. Moving the plumbing will not be cheap. I'd get a few quotes for moving the plumbing and waterproofing and tiling the new bathroom. Where are you located? Re: Renovating for $50k and under 4Dec 03, 2011 10:08 pm yeah, you need a plumber to quote on moving the plumbing around first. Then get quotes for a kitchen, new bathroom stuff and so on. I'd look for seconds, or auction like fittings (to save money) but have professionals install. Don't replace the floorboards unless it is necessary, you won't know till you pull up the floorcoverings. Stick with tiles in the wet areas, even if plain simple cheap white. Lino is no good for bathrooms normally (generally speaking). I don't know how far your plumbing is from the study, but as a guide I'd say around $5K, fittings around another $3K (depending what you get). And that's just the bathroom. The study is directly next to the current bathroom/laundry. The floorboards are rotted through in some places (which we found out when we ripped the carpet up 2 years ago and my husband's foot went through the floor!). A friend of my cousin's will give us a good deal on the floorboards (he fixed the rotted areas and polished it for nothing). Will definitely check to see if the wall is load bearing (we have a friend who is a property developer). Does it help that there are beams going across the ceiling (in terms of load bearing)? Thanks! If you are putting the plumbing against the same wall but on the opposite side that will be quite easy. But you need to plumb in the toilet and wastes. Do not get a kitchen mob that comes out, for your kitchen (well maybe for some design ideas) as they are too expensive. They get the kitchen from the kitchen manufacturer then put their (huge) bit on which you pay. We draw it up ourselves (or they will send someone out to check measure) then order direct.
