One week past my colour appointment, I am now going through the 'Oh my, have I chosen the right colours' feelings... ...which I am sure is a typical reaction! We are having our Tender Appointment next Monday, which I'm looking forward too, but we won't find out the price of the 2 pac kitchen until our Contract appointment. I'm expecting about a $4K increase. The thing that really worries me at the moment will be the site costs. I know we will have a cut and fill, but not sure of retaining walls. I'm half expecting to have to incude root barrier for the large gum tree that's on the nature strip the council refused to cut down when I queried them about how dangerous it is earlier this year (the trunk has almost grown around a metal star picket that was used to hold it up when it was first planted). We had our tender appointment today, and there were no shocks! Infact, we were pleasantly surprised. Our site costs come in at just under $15,500 which was the rough figure we were working on, and we don't need retaining walls!! Where the site will be filled, the garage will lie on the boundary, and the slab will need deeper edge beams. It will also be 'strengthened' in a few places where the top sandy soil is deeper than 600mm. We are still unsure of root barrier, and this will be reassesed once the existing house comes down and an engineer takes a look. It is required by our council to have the termite treatment put in, so that's an extra $825, and we also need 2 windows to have frosted glass upstairs due to overlooking issues in the neighbours' garden, another $804. Our 'extras' add up to a whopping $69,000!! But considering the alfresco was 10K and the 2 pac kitchen is 5.5K, I guess it's not 'too' bad! I'll compile a list of all the added bits and pieces later. We have our contract appointment booked for Monday morning, and I have just received the contract and drawings. There appear to be a few things drawn on the plan that are 'not quite right'. Mainly a couple of doors that open the wrong way when we specifically asked that they be swapped around, and a few lights wired incorrectly and in the wrong position. Will this have an impact on whether we can still sign on Monday, or will we have to make another appointment to sign once they have fixed the problems? You should check with the builder, but it shouldnt be too much trouble for them to make a note on each copy of the contract and initial it...or if you're lucky they may even have it fixed by then if you ring and speak to them. Just remember that whatever is in the contract is what is set in stone. If they just make a note someplace else and then you get to handover and find your doors around the wrong way, you wont have anything to fall back on should the builder decide to be difficult about it. I was able to get in contact with my admin, so I sent an email to her outlining the issues, and also gave her a call! I don't need to worry, as these aren't the actual drawings they take the plan from. I just have to make sure the construction drawings are all correct!
