My wife and I are considering a knockdown rebuild out in Ferntree Gully, VIC. To keep costs down we are going to see if we can find a set floorplan that suits our needs from one of the big builders. A lot of them have prices on their websites. If something we like is "from $365k", roughly how much extra will we need to budget for? Obviously the demo ($20k?) and a year of rent ($25k). What other costs would we have to consider? So that was $200k extra added to that attractive website price. Of course, $200k came from layout alterations, site costs, council costs, upgrades to make the house decent. It still excluded demolition and landscape. LOL. Data and proofs available on application. Thanks for the heads up. It's a little disappointing, though shouldn't be surprised I suppose. We've been trying to decide between: Renovate and Extend - Lots of repairs needed on top of the extension costs. Renovate and sell - Go for a cheaper facelift to get the place saleable. We would need to budget around $400k to pay for the facelift then leftover to go towards next home. Want to stay in the same area so it would only be a modest improvement. Knockdown/Rebuild - 27-30 squares. We were hoping to get out of this at about $450k refinanced (Our broker thinks that is about the most we would be successful in asking for) ready to move in, including demo and rent, but that is starting to sound unrealistic.
