If you wish to convert an existing shed to a dwelling you will need to obtain a building permit, complete a certified or uncertified application and have it assessed by a Building surveyor. All requirements of a normal building permit application still apply, but you will also be required to engage an engineer to assess the building's suitability for conversion. I'm basically joining the existing house to the garage and converting the old garage into a rumpus room/office/toilet/storage. My draftsmen has completed the working drawings and I'm in the process of obtaining the building permit. My Building Surveyor (BS) has charged me $3500 for his works and to issue the building permit. So everything up to here I was fine with. Last week, my BS requested I consult a Building Consultant to obtain 'Performance Solution' (previously called Alternative Solutions) in converting the garage to a habitable structure. These 'Performance Solutions', will need to cover weatherproofing, finished floor level, slab dampness management for the garage conversion, termite and fire protection. This is were my issue begins. Firstly, my draftsmen has already addressed this in the plans. Secondly, I obtained a quote from a building consultant and the cost of the garage is more then the total surveying for the build. Is there a way around this? Is there an alternative solution? and does this process sound legit or is it a money grab? Thank you Re: New NCC Development Of Performance Solutions and Evaluat 5Dec 18, 2020 11:01 am To avoid friction between private Building surveyors and the Council building surveyor and undue additional expenses I suggest you get an engineer to sign off then get it privately certified, your designer should have explained this. OT, follow the codes for compliance, If it's not in the codes then get an engineer to sign off... don't waste time and money with artists, designers and architects as their data/ proofs/solutions have to be verified and checked. This problem is further compounded with the use of Bim software simulations where the person offering it up has no idea if it is correct or not.
