The finish come up very quickly in the end - an inspection (by me) had been arranged for Thursday afternoon as I had declined to sign the application for the occupancy certificate until I made certain the build was completed. The first thing on the form is a warning for owners not to sign until this is case, so why there was any expectation that I would do so, I don't know. The painters were doing touch ups and the gutters were being cleaned of the leaves that had accumulated when I arrived. There were quite a number of small marks that I pointed out for touch ups, including pretty much the entire southern wall of the ensuite. I asked when keys would be available, and he said I could have them on Friday!! I declined the builder's offer to waive the final payment to him as my calculation of liquidated damages was that he owed me money! My impression was that was rather a shock for him and he asked if I would email how I had determined the amount. Unsurprisingly he came back with all sorts of excuses and blame for contractors, as if his late ordering, refusal to return calls and messages, and complete lack of ability to co-ordinate tasks had nothing whatsoever to do with the delays. Interesting, he didn't cite the one thing that really was out of his control - when the carpenters managed to injure themselves. I fumed most of Friday morning, but having discussed issues with a friend, decided that not having the build finished and not getting the builder out of my life wasn't worth the faint possibility of $1200, so apart from telling him he was abrogating his responsibilities, agreed to the terms. Most of Saturday was therefore spent cleaning - quite a lot of sawdust and bits in drawers and cupboards, and marks left on basins and sinks - but not too bad I suppose. I haven't cleaned the tiled floors yet - after nearly 6 hours of vacuuming and crawIing around the floor - I ''hit the wall.' I'm not planning on asking the builder back, but do need to know if there is anything that I need to get rectified. Next thing - see how fast removalists can do the job! I'M glad it turned out in the end and I am sadden to hear that yet again Its much easier to accept and get on with life then to hold some poeple to account. Yet I do hope your enjoyment will quickly dim the un pleasent memories, as with a house like that there never will need to be an ' again . So pleased to be finally leaving the place where I have been living. I have a few ideas for what I'd like to do with the garden, but as it's quite large at 1/2 acre, it will definitely be done in stages. I'll try to keep you updated.
