Enjoy your new home it looks stunning Re: Building Simonds Prague in QLD 268May 05, 2017 8:41 pm You've got a beautiful house, try not to let that flaw at the front take away from that, like you say, it can easily be disguised later down the track. Enjoy your new home, making it your own and all the fun stuff Re: Building Simonds Prague in QLD 270May 07, 2017 11:11 pm Horse Thank you all. Handover happened so quickly. Got a msg from SS to do PCS wednesday and was told i could get the keys on the same day. However check was not ready yesterday so had to do it today. There are still some items they need to do in the next few days like carpet in one bedroom needs to be replaced, powerpoint on island bench and a faulty toilet door latch. Walking into the house is a bit of mixed emotions especially when you walk up the front door and see the "nice" brickwork. Yup, the one they said they will fix. Yes, they did something to it but I don't think it was done properly. Its now a straighter than what it used to be. But it feels so different knowing that its there. Its like a big scar that you don't want to look at and just ignore and pretend its not there. But as of now, its a battle I can't win. Im so drained both physically, mentally and financially. I might just hire someone to do it properly down the track. Or have it painted or rendered. For now, it is more important for me to get the keys. I might feel differently once we finally moved in. So, now need to focus my energy to packing, moving, and making it into a lovely home... Building Simonds Prague Render is the best way, the dirty mortar work they have done for me if doesn't work will render it down the track, when our estate gets rid of the guidelines, goodness me they are so strict on it, like give us some breather to do things in a better way. Agree with rest of guidelines but faults should be hidden with abstract as fixing is hard to be done thru the builder. Re: Building Simonds Prague in QLD 271May 08, 2017 12:26 pm If you render over an expansion joint, won't the render crack when/if there is movement? I'd be worried with such a huge cut in the brickwork the render would crack more easily? I'd be worried with such a huge cut in the brickwork the render would crack more easily? Ive done a bit of reading about render over joints. They would also put a space/joint over the brick joint. It would just look more clean and even i guess...or should I say, hope so Building Simonds Prague Re: Building Simonds Prague in QLD 273May 13, 2017 9:28 pm Have you thought about other options. You could put some feature timber battons over it. Eco wood so you dont need to touch it. Render - pick paint with a direct silicon match CFC sheet overhead. Dress the underside with an angle and paint it. Dont want to pump up your tyres as such but what a disgraceful place for an exp joint. And then the cut was terrible at best. Why does it have to be there and why isnt it on any other house? Re: Building Simonds Prague in QLD 274May 23, 2017 6:03 pm How are you going in the new place horse? Building the simonds palisade in gippsland Re: Building Simonds Prague in QLD 275May 23, 2017 11:16 pm Thanks for asking cassie. Everything is good so far. No major issues and hopefully there will be none. We still havent finished unpacking. Trying to do the furnishing but im so bad at it that its stressing me out. (hence no picture) i wish i have half the talent of some people here on H1 who are so good in decorating their new house. Still to come: - fencing (cant do it yet as next door is still building. Its part of their package so i would end up saving lots) - landscaping - alfresco decking/bbq But first need to go on holidays... Building Simonds Prague Re: Building Simonds Prague in QLD 276May 24, 2017 8:15 am Haha very nice, A holiday is much deserved! Would love to see pictures when you get started on the landscaping and alfresco. Are they going to be diy jobs? As for furnishing I've got a bunch of mismatched furniture that is not going to look great in a brand new house so I'm not going to have lovely interior design photos either haha Building the simonds palisade in gippsland Re: Building Simonds Prague in QLD 277May 24, 2017 8:19 pm Horse Thanks for asking cassie. Building Simonds Prague You can definitely get your fencing done sooner. We did. Our neighbour's had it as part of their package and we just contacted the fencer to arrange our shared side to be completed sooner. We were in for 4 or 5 months before their house was done, no way we were waiting that long for fences to go up. Included in the fixed site cost was an allowance for render. When i asked why it was not done, i was told that things can change during the build. "He has stated that the fixed costs spreadsheet changes many times over the journey as these are internal documents. Fixed cost is fixed and that we do not request further payment for items we put in or complete that are not in this spreadsheet." I do understand the concept of fixed site costs. It just sucks knowing they can put things in the calculation and could go away with it. Im so over dealing with them. You cannot win. Do you have anything in writing that states the render was part of the site cost? Do you have anything in writing that states the render was part of the site cost? Yes i have cassie. The gen mgr's excuse now is something could happen along the way and there are things that they will do and not do that is in the spreadsheet. I went back and say that is plain dishonesty. Why would you put something as part of the scope and part of the calculation when you have no intention of doing? I am not expecting anything from them anymore. You are right though. I was happy with them until they did that cut on the bricks. We were planning to render it down the line as i still feel bad about it, sort of a band aid. Just imagine how i felt when i found out i already paid for the rendering! Double jeopardy. Anyone know when the $11,000 limit was set in legislation for renovations in QLD? Ive been renovating for 5 years now and this was the limit back then. As we know,… 0 4821 We used a smaller qld builder who went bankrupt about 12 months after completion of ours. It was a shame as they were good and relatively cheap and I would have used… 3 5753 |
