Your going to have a very exciting Easter by the looks of your progress. I popped into town this morning with the kidlets and the people are just so friendly. Very happy with our move location. Did I read right?? It was 4 degrees at your place this morning?? Holy cow that's fresh. I grew up in tassie, but we have been on the Coast for 8 years so I've forgotten what cold is like. It was crisp here this morning by not that cold. Are you having a anticon blanket under your colourbond roof?? That combined with R3.5 batts will offer excellent insulation Re: The epic home building race: first home build vs the bab 47Apr 12, 2017 6:30 am Yayyy for concrete that's SUPER exciting Rural can't wait to see more pics! Re: The epic home building race: first home build vs the bab 48Apr 12, 2017 7:57 am Woohoo!!! Concrete, precious concrete excited for progress pics GJ Gardner Modified Coolum 277 http://forum.homeone.com.au/viewtopic.php?t=83643 Re: The epic home building race: first home build vs the bab 49Apr 12, 2017 10:38 pm Thanks all! We are really excited! Have the day off tomorrow so gonna take the little one and we are gonna make some more footprints around our pad... photos to be taken then! Tribe... checked our contract and the standard inclusions for Dixon Homes New England (note to all.. each Dixon Homes area have different inclusions in their brochures).... and it basically says R3.5 to roof, and sarking to roof. So no anticon!! I didn't even think of it. Too late to consider or maybe not needed?? The builders are local so hopefully they know the region's climate! But yes, it was 4 degrees early morning a few days ago... but much warmer again today! Mother nature is such a tease! I will tell you it was damn difficult to get out from under the covers that morning! Photos tomorrow! If you felt strongly enough you could ask to owner supply, and have a company come and do it for you?? Here is a link on how it's installed. http://www.bradfordinsulation.com.au/~/ ... attens.pdf It's been so cold here of a morning too and I've been sooking about getting up in the cold, I've gone soft in my old age (I grew up in Tassie) absolutely glorious days though, not a cloud in the sky and just lovely and warm through the day. Re: The epic home building race: first home build vs the bab 51Apr 13, 2017 11:26 am No action at present. Looks like slab could be done next week. As the footings are looking very fresh and still squishy. Definitely looks like a building site now! So son and I are now playing at the nearby park and gym equipment! Photo spam coming.... Stanthorpe is a great place, we are in the Huon Valley in Tasmania and it gets cold like Stanthorpe, so what are you doing for heating? You sure will need some. Cheers Hi Lorri, We've got two-way ducted air con to be built in, 5kw solar power to help alleviate cost of this, R3.5 roof and R1.5 walls. And minimised full length windows. Will also be putting in thick homemade curtains. Hopefully that will reduce heat loss. They are local builders so hopefully are mindful of the climate of Stanthorpe. Problem with Stanthorpe though is that it still gets hot in summers however few of days they are. But having lived here for a few years, we just plan for 8 weeks of cold days/nights, rest of the year is pretty reasonable. What were your solutions in Tas? Can't wait to see the slab go down! Re: The epic home building race: first home build vs the bab 54Apr 15, 2017 8:42 pm Hey rural, Great pics of all the footings and rio. Do you have a traditional slab or a waffle? Pretty sure it's a traditional??? Hope you all have a lovely Easter tomorrow Re: The epic home building race: first home build vs the bab 55Apr 17, 2017 12:44 pm Hope everyone had a good and peaceful Easter! Some answers to update! Yes traditional slab it is, Tribe! I kept imagining waffle pods going down as a sign of progress (especially as most ppl on the forum get them) but I'll just have to wait to see the concrete! Also, fleabee. Thanks yes it will be a giant house! With wife wanting a big sewing room (shed sized) and space for room to move, it will be awesome. It will be definitely bigger than most houses around our neighbourhood. And being to close to town and the creek, good incentive to walk and bike more often! Maybe my next house will be bigger you guys will have heaps of space to move around Have you got a date for the slab yet?? Maybe my next house will be bigger you guys will have heaps of space to move around Have you got a date for the slab yet?? Sadly, it has been slow progress to date... Though the builders have suggested slab to be down after Easter, so here's hoping! It's B-Day + 67 and so now nearly 10 weeks since the site was scraped. Starting to prepare for baby in a 3-bed house! (one of which is currently a small sewing room!) I thought it was a traditional slab but doesn't hurt to check. Can't wait for that, 10 weeks is a solid wait for you, will be very much worth it though. I'm hearing you on cramped living space, we are renting a 3 bedroom house . How is the wife going?? Hope she is feeling well. Thanks for asking! Wife is doing ok this week, though we are definitely counting down to the baby coming now. She is getting more and more aches which is typical of 3rd trimester, and then more belly pains with a growing baby in there. We are still managing the diabetes ok without any medication which is a positive for her. We have just over 6 weeks to go! Hopefully slab down then frames quickly after that. Definitely found the wet weather of late summer to be a big obstacle in our building timeline! I'm not optimistic for the three consecutive shortened/interrupted public holiday weeks we are going to have either... The 2 bigger kids and us all have our own rooms. The living spaces are squishy though. Wow 6 weeks to go that's amazing, it seems to be going so quickly (not for the poor pregnant lady I'm sure) all sounds really positive and everything is going smoothly, so good to hear. I hope everything fires up for you it will be great to see your house take shape. You actually drew my attention to that, 3 weeks of short weeks, Mr T is thrilled, me not so much . yes it does, you've just not understood it. theres a difference. 4 5957 Your house should come in "as new" condition. It should be clean, and without stains 1 5009 Hi Need to read your contract about when final payment is received. Clearly outlines what happens.
