The moral of this story is don't knockdown-rebuild if you want a house built within their specified timelines. Our build is likely going to be completed in August at this rate . Anyway, one positive is they seem to be building us a really high quality home. Hi MsJovi, I'm about the request a tender for a knockdown rebuild. Your comment has me worried. What is the cost of the demolition and removal? What is time frame is it looking like from start of requesting Tender to your likely completion date? Cheers Our demo quote originally came in at $15K which we thought was pretty reasonable for a 4 bedroom, double brick including garage. However, it went up to $25K due to hidden asbestos within the walls of the house which was a hidden clause in the contact. I recommend getting a few quotes and make sure you know what is and isn't included. We paid our tender deposit back in August 2015 and signed the contract early December 2015. It took a while for us to get the plans back for contract signing due to drafting errors. All appointments were completed by mid Jan 2016, but by the time Wisdom submitted to council it was early April. I can't remember exactly - it's been so long! It took 3 months for council approval (although Hurstville council is notoriously slow!) which was in early July. Then delays in receiving construction drawings and final docs due to errors. Construction started for us in early September however we have had major issues with part of our facade not being built correctly (construction plans were wrong). And then general trade delays. Unfortunately with a KDR, trades are harder to organise as they are not concentrating on the one area like they do at new estates. I really don't think it would be any different with other builders, though. Ours is not progressing any slower than other builds in our area by other companies. And we've been really happy with the quality of the workmanship so far. I just think that KDR in general take longer because of the difficulty in getting trades out, which our SS has admitted to as well. Our likely completion date at this stage is looking to be July, making it almost 2 years since requesting tender. Whereabouts are you building? Any suggestions will be much appreciated. ESP Plus is good if you use aircond a lot and use zones to only turn on the area which is needed. This is more energy efficient as ESP Plus can ramp up and down (as low as 10%) based on the number of zones (minimum 1 zone) you've turned on. Classic will run at full speed no matter what. ESP Plus upgrade cost us $5500, not sure how long it will take before that pays off, guessing at least a few years? Interesting that classic extra zone cost $150, cause they charged me $350 for extra zone with the ESP Plus. Hi Jordann, Which model ESP plus did you get? And does anyone know if there is these AC units have a fresh air mode? Ie bring cooler fresh evening air into a warmer home? Thanks Actron ESP comes in three model, Classic, Plus and Ultima. It has to do with how close you are to the fence line as well. If you are within a certain distance to the fence you must have obscured glass or privacy screens to ensure you aren't overlooking your neighbours. If you have a bigger distance from house to fence you don't. You can find all guidelines on council websites usually. Hey I'm with Camden Council as well :) I actually called them a while ago about obscure glazing to bathroom windows, and they advised me as long as the window is not in direct sight with your neighbour's window, then the window does not have to be glazed. I was pretty happy to hear that. Might be different when next to an empty block like us. Hi MsJovi, We are in Ingleburn so not too far from all the new estates. Our split mind is: KDR on 560sqm wide street opposite primary school. Or tidy up our place and sell. Then buy and build in a new local estate on a possibly smaller block and narrower street . We signed in Feb 2015, construction started in March 2016, we should be picking up our keys any day now but this rain is holding us up for the damn sewer connection. Yours might be better cos you're in Ingleburn. As msjovi said getting trades out to older suburbs is hard. I don't think choosing a different volume builder is gonna make a difference, they're all as slow as each other from my stickybeaking on other peoples builds that I drive past in the local area. Master-n, Beechwood, Raws-n, it's all the same if not slower. The only builds I saw move fast was million dollar+ custom mansion builds in Strathfield. Council is slow-as for DAs, we went CDC but still had to deal their slowness and bureacracy for tree/footpath/kerb/sewer issues. KDR is a testing process to say the least You're definitely gonna be ahead if you tidy up your current place and build on a new estate.
