Some of our lessons learned, include allowance for stormwater (we included 5k, final amount is around 7k), increase door and window height we did not do this and kinda regretting that decision. We also forgot to add the porch to the slab. Our site is currently being prepared for slab, massive rock removal work happening at the moment. Kitchen: the sales rep quoted me $600 for drawers. Is that realistic? We will put overhead cupboards in. And are extending the walk in pantry. Electrical: truthfully worries me- it could be endless and I know the costs in this area are high. Any advice from someone ahead of us? We are thinking of getting the wiring done so we can install downlights later. How big a rock excavation? We have a bit of rock but I have family in the geology industry and reckons it won't be a problem. BUT I feel like they'll still hit me up for more! Did you have to get your slab upgraded as a result? Can I ask (you obviously don't have to answer) how much you allowed for site costs and whether that is accurate? Any advice dealing with Eden brae in the shire? We're council fees etc accurate? Any council issues? I think battons for future downlights were 75 each.. or 120 with downlight... I had to put H class slab because of saline soil and my site cost were around 40k... if they hit rock they will absorb the cost... you will find out about these in ur tender after the sir survey... My sales rep has quoted us a minimum for 15k for rock excavation. So was yours identified from the original site inspection? Or geo report? We've also been quoted... 20k standard site costs. 18k additional site costs. $6800 for working in the shire. $3000 for manual handling. Whereabouts in the shire are you? Is it particularly rocky? Our block is pretty standard old fibro on decent gentle sloping yard. I am in Oran park... done with all the admin work and will be in production in November... Re: Building Eden Brae Bristol 31?? 18Oct 17, 2016 1:28 pm My additional site cost is 27k - that included traffic control (biggest 11k), power pole, rock removal, spoil removal. Our site is sloping to the rear, when top soil was removed we then realised we are sitting on bedrocks, nearly covering 2/3 of our lot. Good thing that rock excavation/removal is fixed cost with EBH. Drawers cost - here are examples -- 3 banks of drawers, soft close and include 1 utensil & 2 medium drawers -$706 2 pot drawers - $471 council - we had a bad experience but...every development is different, you can be lucky. we ended up changing our plan and went via CDC.
