Saw the downpipes, wondering how they are going to connect to your wet riser. At least once your downpipes are connected your tank will start to fill. Are you running a low head connection to your tank. This is where the main pipe dumps into the top of the tank but there is a 50mm inlet to the tank. This stirs up the tank avoiding an anaerobic layer, and will improve your water harvesting. I would recommend changing to this system if you haven't already before you fill your tank. We have our eye on Clarence Town and decided Boatfalls wasn't all that far out of town - we missed out on a block at Waterview Rd. The blocks seem to be selling at Boatfalls like hotcakes too in the new stages. So reading your post we will need to supply water and septic but the soil was good. Was this costly? I'd like a MJH house which isn't on any cheap end of my budget so having to watch these added costs closely. All the best and hope you are in in the next month! That's a shame you missed that block. The blocks are pretty popular out there, it's a nice spot (even if I do say so myself ) Water and septic can be costly, but there are different ranges depending on what you want and what you need and if you do your research as you are; you can get it included up front. Coral were good and we have had not extra costs relating to rock excavation. Water and Septic cost us about $25k. As for the soil - well that came back as P class because of the rock and that cost us an extra $6,500 for the slab and an extra $9,500 for the piers, but that was all up front in our original tender. Just remember that any excavation work you need after the slab will cost more too. For instance we ran power run down to the site which cost us extra and the excavation of the septic cost us a bit extra well as they need bigger equipment to do all this. We also now have a seemingly endless pile of rocks to move/dispose of and I'm sure that will cost us too. Good luck on your hunt and I'm happy to share any info I have. Hello neighboreenos, I was just reading where you said the ground report came back as a P classification because of rock. Normally rock comes in at an M class at worst. I'm a bit worried for our block. Regards Graham and Kathy Owners of 2.5 acres of Paradise.......now working towards the house! Re: Coral Homes - Longreach 33 - Clarence Town 117Aug 23, 2016 8:46 pm We had a few road bumps since last post and I honestly had nothing positive to say so I haven't been posting. Sorry for those that have been following... Some of these were personal and some were relating to the build. The most recent update is this. Our latest advice is that it will be ready for PCI walk through on Monday 29th August. That's only 19 days after contract date. I'll add some pics, but the general summary is: Tiles are done throughout the house Carpet is in Painting is mostly complete Water tank has only recently been connected after a dispute that it wasn't excavated deep enough Exterior plumbing and drainage is mostly complete with the exception of the hot water system and water pump to the water tank The kitchen is installed Bathrooms are in It all just about done, but I can't see how they will get through the rest between now and when we take the keys. Electrical still needs to be finished off both inside and outside. Door Handles, railings, toilet holders etc still need fitting Septic power isn't connected Site scrape is needed And these are only the things that I can pick out. Still - I hold hope it will be done Follow our Coral Homes Longreach 33 in the Hunter here: viewtopic.php?f=31&t=81055 Re: Coral Homes - Longreach 33 - Clarence Town 118Aug 23, 2016 8:49 pm I've been wondering how youve been going...
