Just a tiny bit of nerves left waiting for the final contract price with the flat roof. Then I guess then next nerves will be waiting to see if site costs fit in to our rather large provision sum lol. Should be ok on that front, surely! We’re getting very frustrated with our developer and their restrictions on access to site. Back when we purchased the block we were assured by everyone that we will have access to get soil testing done prior to titles, this seemed to be the norm. When the first release was finished construction the fence was moved allowing pedestrian access but the road was still ‘closed’ by a couple of bits of fence. Everyone was going in there and people were doing soil testing well before titles, even before certificate of compliance. The second release still hasn’t been opened up (still full fence and padlocked gate) despite the fact that it is due to settle early next week. A few weeks ago when we mentioned to the land sales guy that we had got our bank valuation done, he said we were extremely lucky because a lot of people in release B still hadn’t been able to get it done because they were refusing to let anyone in until titles! B titled almost 2 weeks ago and the fence still hasn’t been moved. Today my husband found an email from the developer from a couple of weeks ago (it had gone into a stupid folder) reminding everyone in B,C, & D to keep their bank valuers and soil testers out until after settlement!! No one is allowed access to site under any circumstances! How the hell are people with rule following bank valuers supposed to pay on settlement day if they’re not allowed on site until after settlement?? It’s nuts! We’re fortunate that our bank valuer was happy to take a photo down our street from 150m away and label it ‘front’ but I feel for the people who haven’t been that lucky. Meanwhile we're waiting on drawings, again. JGKing have been amazing dealing with the developers s**t! Glad it's them and not me. The developer is putting the boundary wall height issue back on to the building surveyor, so admin want drafting to lower it 96mm so we don't have to apply for dispo. Drafting have been so picky about the rules I'm amazed they didn't pick up the issue themselves at some point in the last 12 months. Not sure what the solution is going to be yet. I assume we are going to lose more height inside the garage again. The last lot of drawings were rushed through quick but we must be back on the bottom of the pile this time . I had gotten used to all the momentum we had last month, now we've slowed again and I'm having house planning withdrawals Re: JG King modified Heywood - contract drawings 125Jul 08, 2016 6:05 pm Oh no, what a pain. I hope your title goes through soon. We are still waiting - such a slow process. Our land has been finished for 4 months now - just hold ups with titles. Jg King has been great with us too. Wow that's long, how frustrating! Is the hold up with statement of compliance or at the titles office? I've been checking ours on spear daily even though we're probably still a few weeks off statement of compliance . I'm expecting settlement to be late August or early September but I've worked out that if by some miracle statement of compliance came through by Monday we could have the block for Hubbies birthday! "Apparently" there was a hold up with western water (obviously nobody has any further info lol). We are hoping to settle about the same time as you. We named our unit "the igloo" lol. We haven't done colours yet. We did go to the studio in Melbourne to grab some samples though. We spoke to Jess in May, and someone was going to call to book us in, but we haven't heard back. It seems to be one change after another with them. I understand the idea of making your estate beautiful and amazing but you should be able to do most things on your own land. I totally agree about the logic of banks not being able to value land before they settle that's just basic sense. I'm glad JG King have been good to deal with and helped you along the way. As dory says "Just keep swimming, just keep swimming" your so close to actual construction now. Have you finalised all your colours etc now? just waiting on final drawings to be signed by developers? Assuming the developer doesn't come back wanting any colour changes (surely won't, they've seen it twice now and haven't raised any colour issues) everything has been set and done from our end since 12th June, we're just waiting on another set of contract drawings and contract spec. We are very keen to get contract signed so we can sit back and relax. Drawings are being changed again due to the developer pointing out the boundary wall height, we're not sure what they will do, but we're sure we won't know until it's done! I'm scared they'll do something crazy like chop part of the garage off and we'll have to say no go back and change it again. 90% of our hold ups have been due to drafting going rogue . Contract price had some errors and omissions so it's presumably with estimating again getting fixed up. Once drawings are back we will go for developer approval again. On the site access, we found a clause in our land contract that says they have to give us or our representatives access to the site 7 days before settlement so that we can inspect! So someone has over stepped with the email they sent. I'm stuffed if I know how they thought they were going to get paid if they won't let the banks see what they're paying for! The wall 3296 high wall that admin wanted reduced to 3200 to avoid dispo has come back 3550 high! . After following up to find out what the hell happened we have been told that this draftsperson has said that we don't need to worry about the height yet because the site levels aren't finalised. So we may actually end up ok, and if we don't we will apply for dispo then. The wall is now higher because they have ran the parapet all the way along the side making it look much nicer! Drawings have been resubmitted to developer, no word yet. New contract spec looks ok, will check it out thoroughly tonight. Getting there! According to the developer statement of compliance should be a week or two away. We'll see. Meanwhile my checking of spear has gone up to twice a day .
