We first time build the house here so dont know much about the rates of these work are. btw, is it general practice that they quote the price of decking and paving separately from sealing and oiling. they quoted me 20k+ for 55m2 decking and another 30/m2 for oiling and sealing for the paving and decking. they said 7 years warranty for structural. is this general standard for landscapes? is 3500+gst reasonable for the painting job for all the timber fences? Of the hardwood timber, merbau and spotted gum, which one is the best/pricy for the decking. they didn't specify which hardwood timber though. also, what is the merbau, and any differences between them? The price of 20k for 55m2 of decking seems excessive. I am an estimator for a commercial landscape company and we charge around $260m2 for merbau and spotted gum (more for larger sized board and screwing). It depends on the contractor in regards to listing sealing/painting as a separate item. $30m2 for sealing is very high. Either do it yourself (very easy!) or get another price. $20m2 would be max!!! 7 years structural warranty is required by law from what i understand. The quote should list what materials that are to be used!! merbau prices fluctuate due to availability. From my experience merbau is a tougher product but it will leech with rain and moisture for a few months which can stain surfaces. Spotted gum is a lighter colour and nicer timber(IMO!). Larger sizes of the spotted gum can warp/cup easily so definitely screw it if this is what you decide on. I really urge you to get another quote and also get the original quoter to provide you with exact detail of what is to be used. Cheers, Thank Andrew, I certainly will negotiate it down to the reasonable price. I got the price list of a client of the same company. So, it would help I guess. Im getting the other quote atm and compare. seem like they overcharge me quite a lot. If I use the rate of my friend's quote, it turns out around 130k at most. As for decking, merbau is not good against weather? what about oil seal? will it protect them from the rain? I prefer the darker colour of decking. Depending on where it is laid it could possibly stain pavers, concrete or any hard surface. We have been told to let the merbau leach it's tannins before oiling but people do oil straight after installing. I would suggest speaking with a reputable timber supplier.
