Nice of them to tell us. Not the worst thing but communication would be nice. So we have decided to delete the eaves and leave the house where it is. We don't get anything from them developers or real estate agents, your lucky to have a website that gives any information. We have to make the call up ourselves. Ours was due to settle in September last year! We have been past the date if we want to pull out we can, but there is nothing as good in size at this price. Land in a decent size is around the 200k mark! Such a rip off. Anyway. I was thinking its a pity you can't flip the front part of the house around and then have the garage right along the fence line like we are doing, but then that wouldn't work out it would push your house over still. And agreed with the land prices we are a bit above the amount you quoted.... Have you sold your house yet or are you waiting for the land to title? We've got ours on the market so it looks like we'll be homeless a bit longer, but it look like we should be able to move in with the father in-law after all. Which will be good money wise. With the house placement we are set which side our cross over has to be as at the other side of our front, there is a easement across the nature strip. The way we decided to position the house on the block was as far forward and as close to the fence on the east side to maximise the side entertaining and backyard. We could of put the garage on the fence line and it wont cost a lot of space but we have chosen not to at the moment. If the drawings come back and we aren't happy with the look without the eaves we still might move it. Our Build Thread - JG king Memphis Re: Our second home- JG King Memphis- Eaves question 27Jul 28, 2015 11:22 am Ok we had a trip to Delta carpets in Ballarat (they supply JG's carpets and floorboards) to see what we had to choose from and the answer was too much! We are fairly set on the timber laminate but are still deciding on the carpet. We are looking between Cat 2 and Cat 3 carpet. We haven't officially started colours yet as we are waiting for drawings to come back, so cost could play a part in the selection too. Below are the carpets we liked. Cat 2- With the pattern and twist ply makes it harder wearing but not as plush, but we would upgrade the underlay too if we went this way Cat 2 pattern and cat 3 this is more plush/softer just not sure how it will hold up against the kids We also like the dark little square as something totally different this is also CAT 3 The browns tend to flow on from the floor board where as the dark creates a good contrast. What are peoples thought? Plush v hard wearing, colours? We have noticed a few errors but nothing major. Here is the floor plan Note: where tiles are picture will most likley now be the timber laminate above. If your budget allows, I'd go with brick infills. Think it always looks much more 'finished'. Good luck with the build. We are building with JG Geelong too (building in Colac)! and we are MIGHTY unimpressed so far. It has been 4 months since deposit and our contract has all kinds of things wrong and left out. We don't even have our prelims back!. Anyway we're building the Reve 1B with a few alterations. The main reason or prelim drawings took a month was we had made a few mods that they question or we had to modify again to fit in building envelope etc. Do you have full contract with prelim drawings? We have paid deposit and signed initial documents, but are a way off having full contract. We don't know our site cost yet so I wont sign before then. Hopefully things improve for you soon! Our prelim drawings had a couple of things wrong but nothing major, but I guess that's why they are prelim. We have told them about that a couple of other things we wish to change so they should hopefully have that ready by the time we head to colours. Love you mods putting the WIP to the study nook opens up that kitchen area so much. that's a huge laundry! Let me know when you start a thread and I will follow your build, There are a few other JG builds on here too. It's worth it if you're going to live in the house, as bills can get high if you run it a lot. Brick infills look nicer, FC sheet looks a bit tacky but it's not really a necessity. With your ensuite towel rail dilemma, you could put it under the window. You could make the window higher and shorter if you wanted, but not sure if the towel rail there would clash with the opening of your shower door?? Have you considered using towel hooks instead?? They look nice and don't take up much space. You could put them up on the walls next to the sides of your vanity or outside the ensuite on the back of the shower wall as you walk in the door or on the other side on the back of WC wall towards your WIR. We went to floorworld in geelong, same company. We are having carpet like your Cat 2 one. We are having Stainmaster Eversoft. I would definitely go with the one with the squares in it, if you feel them with your fingers and also walk on them, you will see that the debris is less likely to sink down into the fibres quickly, better for children, whereas the Cat 3 one (we have this in our current house, atrocious) spreads more when walked on and allows things to sink easier. I would choose the darker charcoal colour as I think the taupe one will look a little dull and boring, it doesn't stand out against your floorboard. But in saying that, it's simply my own opinion and nobody's tastes are the same Re: Our second home- JG King Memphis- prelim drawings 38Aug 03, 2015 4:03 pm We have moved on from New Home Estimate and RAI's, we have a Formal Building Quotation now (which is being amended as some things were still wrong). Still lots of Provisional Costs, until our Preliminary plans come back, which should hopefully be this week. All pricing will be firm after they come back, except for colour appointment choices of course. Haven't done our colour appointment yet. Been researching colours, paints, benchtops, cupboards etc for ages now and essentially know what we want, but it is really hard trying to tie all colours in together to make sure it turns out nicely. We're having Vinyl Plank flooring, seems to be the best option. Do you have a colour scheme? Have you decided on things like paints and bricks etc yet? Bricks are so hard, they look nothing like the samples when they are built on a house! We are looking at a couple of different towel rack options and will add your ideas to the list. I agree with the carpet selection type but need to convince the wife... We have been discussing about whether we flow through from floor board to carpet or have totally different tones, I think I've got a foot in each camp on this one. Yes we are at FBQ stage as well but this is still full contract stage so it's time to get it all right now otherwise the cost can hurt on the other side. We have a partical idea on some of the things we like colour wise and no idea on other things, we have been drivning around new estates looking at facades and colours and going through more display homes for interior.... I think the house will just be one colour inside to start with as the feature walls/rooms were over priced IMO. The Vinyl planking is a good idea just not sure on it. we are leaning to a tan/brown brick but yes samples are not the same as the finished product. I have this odd view where things have to be either almost exactly the same or entirely different. We aren't signing until we get prelims back and all the costing is updated and the little errors fixed. I was hoping to get feature walls, but have no idea how much it will cost yet We're looking at doing a light-med grey for all internal walls. I want to just stick with the Neo façade as I think the extra cost is unnecessary for something we're not going to look at 24/7, but the hubby is set on going with the Trent, so we are divided. We have called the brick companies and obtained some addresses so we can go see the bricks we like (unfortunately all in geelong ). Leaning towards Selkirk Indigo or Boral Heathwood at the moment. Yes, flooring is difficult but we borrowed some samples of vinyl planks from our local flooring place and were surprised by how nice they were, we fell in love. Plus at least we don't have to worry about spills wrecking the floor from the kids/pets Oh I forgot to respond about my laundry, it's to allow room to put clothes drying racks in!
