The quote consists of - Demolition including footings and removal of waste - Demolish and removal of trees - Provide temp site fencing and amenities - disconnect electricity - disconnect water and provide builders tap to council regs - disconnect sewer - provide clearance cert regarding asbestos contamination Is there anything else we need to allow for? But the intention was to have the Home Theatre to have 2 rows of seating and put a drum kit (electronic) in there. It will also double up as my husband's study. I fell in love with them on the internet Petrescue but unfortunately they were in Sydney and I was in Melbourne. Rung up the shelter to see how long they'd been there thinking they probably arrived a couple of weeks ago. 5 months!! I just felt so sorry for them. However I couldn't just go up and get them. I had to be approved (fair enough) I had to fly up to 'meet' them first lol then flew up the next week to pick them up and drive back in a hire car. I think really that its best to design the house for yourselves first without worrying about resale. Yours sounds excellent in that you can just change it back to bedrooms. My friend purchased a house where the previous owners had done what you have, and it didn't even register as a problem. They just converted the big room into 2 bedrooms themselves and wasn't very expensive. Cant wait to see pictures of the amazing home theatre. Sounds well set up for listening to live music as well. My sales consultant basically outlined that we have 6 weeks from contract signing to wait for paperwork to get through Sekisui and BASIX etc then a further 3 weeks for permits (as in council and water etc) so it's at least another 9 weeks away before we need to knock the house down. So all looks OK at this stage as we are waiting on one more demo quote. At this stage we've asked for quotes from AAAGS, State and Action. Just waiting on Action to get back to us. Won't be using State as it's exy and I haven't heard great things (thanks H1 forums ). I'm actually glad that it's more exy than AAAGS as I'd be in a bit of (a decision) dilemma if they were priced competitively! Lucky you have somewhere to live in the mean time. 3 weeks through Council is good. It must be complying development, because if it's not it could take 6-8 weeks. I'm keen to hear what prices you get back as we'll be getting demo quotes soon too. Can't recall if I've asked you, how long is the build period that you've been told? I thought based on reading other's opinions that the prices for demolition would be all similar to each other. We'll be going with AAAGS. But the prices we got were from ~$17k -> $33k!! From what I've seen so far I'd recommend AAAGS for you too (at least to get a quote from) as they are based in West Gosford. Btw forgot to mention (part of my lost train response!) about the colour consultation! Have you had your initial one yet? One thing I got way after the last appointment was a link to their suppliers... so here it is for you www.gwagroup.com.au You'll need to find out what is included in the house though depending on your inclusion level... I think it was for mainly bathrooms and kitchen stuff. Of course you can just look all the inclusions up separately but I found the site somewhat useful as I suppose you could theoretically upgrade to stuff that is supplied by that company? Our appointment is meant to be next weekend though I haven't got back to them and I think my husband picked up an extra shift so might be put back. I'm currently marking up a heap of drawings to send to our salesperson with everything we want on it and will include with a massive all inclusive list (as opposed to the 7 or 8 random emails I've sent him). Once he prices it all properly then we'll start peeling it back. We've already got a survey of our land, but they're coming to do another one (oh well) on Tuesday. Least no mistakes can be pinned on us due to the original survey should any have arisen. Not sure when they'll do the soil test, hopefully soon. I'm a little worried as to what they'll find. Our soil is so darn soft, I sink walking on it let alone a car - or a house! Eeeep 17 - 33k!!!!! CRAP BALLS. That's an awful lot more than I had allowed. Hopefully it doesn't blow your budget?
