I guess if the scaffolding takes some time to put up it's good time management to go to the Wongawilli job and the rain can't be helped. Is your first floor all brick? A lot of ours is cladding/FCS so I wouldn't expect the bricks to take that long. I was told that given the amount of work that W have on, that this will be the approach moving forward with Double Storey builds - there will be a break in between floors with the brickies. SS stills thinks that our build is ahead of schedule at the moment anyways - we shall see. Am happy with the quality of the brickwork that I saw, although will have a much better indication once the bricks are cleaned. The brickies said " it will come up really good once its cleaned" - stock standard line I guess. A lot of ours is cladding/FCS so I wouldn't expect the bricks to take that long. 1st floor is a mixture of brickwork and cladding. The longer time period is simply due to the transporting of the bricks and mortar from the ground up higher to where its needed. One good piece of info is that W are paying their Brickies a good rate, a significant amount higher than competitors, so that should ensure supply (& hopefully quality) is upheld moving forward. When we got our variation last week our head office admin explained that not everything we had requested to fix on the plans was actually on the variation we signed off because some were just minor plan changes - one of them was making a window 4 panes instead of 3 panes which has been going on since day one so I confirmed and she said that was one of the non variation changes. Don't lose hope! Hopefully it's the same for you. It's still a bit reassuring to see it in writing though. They had changed the size of one CSD but not the other, changed the width of the front door but made it standard height, noted to move the RWT but not the HWS. That was about it. Anyway she has been quick to get variations back to me in the past so fingers crossed it'll be submitted tomorrow. We did ground floor, they did the ground floor on TWO other houses before our top floor was done, so pretty normal... The moral of this story is don't knockdown-rebuild if you want a house built within their specified timelines. Our build is likely going to be completed in August at this rate . Anyway, one positive is they seem to be building us a really high quality home. Hi MsJovi, I'm about the request a tender for a knockdown rebuild. Your comment has me worried. What is the cost of the demolition and removal? What is time frame is it looking like from start of requesting Tender to your likely completion date? Cheers Our demo quote originally came in at $15K which we thought was pretty reasonable for a 4 bedroom, double brick including garage. However, it went up to $25K due to hidden asbestos within the walls of the house which was a hidden clause in the contact. I recommend getting a few quotes and make sure you know what is and isn't included. We paid our tender deposit back in August 2015 and signed the contract early December 2015. It took a while for us to get the plans back for contract signing due to drafting errors. All appointments were completed by mid Jan 2016, but by the time Wisdom submitted to council it was early April. I can't remember exactly - it's been so long! It took 3 months for council approval (although Hurstville council is notoriously slow!) which was in early July. Then delays in receiving construction drawings and final docs due to errors. Construction started for us in early September however we have had major issues with part of our facade not being built correctly (construction plans were wrong). And then general trade delays. Unfortunately with a KDR, trades are harder to organise as they are not concentrating on the one area like they do at new estates. I really don't think it would be any different with other builders, though. Ours is not progressing any slower than other builds in our area by other companies. And we've been really happy with the quality of the workmanship so far. I just think that KDR in general take longer because of the difficulty in getting trades out, which our SS has admitted to as well. Any suggestions will be much appreciated. ESP Plus is good if you use aircond a lot and use zones to only turn on the area which is needed. This is more energy efficient as ESP Plus can ramp up and down (as low as 10%) based on the number of zones (minimum 1 zone) you've turned on. Classic will run at full speed no matter what. ESP Plus upgrade cost us $5500, not sure how long it will take before that pays off, guessing at least a few years? Interesting that classic extra zone cost $150, cause they charged me $350 for extra zone with the ESP Plus. Hi Jordann, Which model ESP plus did you get? I don't think choosing a different volume builder is gonna make a difference, they're all as slow as each other from my stickybeaking on other peoples builds that I drive past in the local area. Master-n, Beechwood, Raws-n, it's all the same if not slower. The only builds I saw move fast was million dollar+ custom mansion builds in Strathfield. Council is slow-as for DAs, we went CDC but still had to deal their slowness and bureacracy for tree/footpath/kerb/sewer issues.
