Re: First Home Build - Sekisui Sydney - Luzia 22Aug 20, 2015 5:31 pm yvonneh Found your thread! Your signature isn't a link when I look on Tapatalk. (I know I can't talk as my signature isn't even available on Tapatalk!) I know! I have edited it but who knows when it will work. Our original choice was Regent, but due to restriction at the back we need a shorter depth of house, hence we went to Luzia. I love it now esp with the alterations we made. Build thread: viewtopic.php?f=31&t=79163 Re: First Home Build - Sekisui Sydney - Luzia 23Aug 20, 2015 5:38 pm yvonneh Have you considered a bathtub in the ensuite? Looks like you have some space and I personally would want one if it for a proper sized one... We did, during the early nhp's, but I had to back off it. $4,500.00 just to add a free standing bath is way over my calculations. Especially I have seen exactly the same bath in Masters for $1,200.00. yvonneh You have a mini kitchen in you wip . Yep, that's one of my favourite area of the house. yvonneh Have a think how you will use the study as a door may be useful for conference calls or study. There is a shower in the downstairs bathroom... Is anyone going to live downstairs or is it just a future proofing option? Just that it looks tight in the plans... Shower is just for future really, we are thinking of having a pool at the back (ample of space), hopefully council will allow as its not flammable! yvonneh One thing I didn't think about is where to put brooms and vacuum cleaner type stuff. Have a think about that type of stuff while you can. Brilliant idea! Never thought of that, I'll start checking a possible spot. Thanks! As for the brooms etc, the obvious place is under the stairs.. but you are using that for an entry from the garage... Build thread: viewtopic.php?f=31&t=79163 Re: First Home Build - Sekisui Sydney - Luzia 26Aug 20, 2015 7:36 pm While I'm waiting on the next stage / process (which is so low for an impatient person like me) I have shifted my focus on drafting a concept landscape plan. I had researched every single plant in it so I would know its size when full grown, spacing, type of soil it will grow, type of suitable weather etc. Excuse my very amateur design as I have no clue whatsoever on garden / plants before this stage nor have I planted anything in my life! Check if you need one with so much detail. You probably want to keep it higher level for the council as you will need to deliver on what is approved. The resolution on the phone means l can't see what's what... Re: First Home Build - Sekisui Sydney - Luzia 28Aug 21, 2015 6:53 pm Ooh and the plan makes me think you have room to extend the alfresco. What's the block dimensions? Re: First Home Build - Sekisui Sydney - Luzia 29Aug 21, 2015 11:12 pm The plan looks great. Like Yvonne I can't read the text labels on my phone so am not sure what's what. Also like Yvonne said keep it as simple as you can. I did ours, just submitted a mega basic version, didn't show heaps of things we had planned so they wouldn't hold me to it. Our council didn't need a fully detailed plan so it was easy to do. Other councils do need a fully detailed one though. Our build: http://forum.homeone.com.au/viewtopic.php?t=70584 Re: First Home Build - Sekisui Sydney - Luzia 30Aug 22, 2015 7:50 am I'll try to upload another copy with better resolution. You are both right, I'm thinking this as a draft. I'll probably show less details on the actual submission. Not too sure how much detail the council needs. They / Sekisui will surely come back if more details are required. What's the block dimensions? The block is 34m x 14.3m... We have a large backyard due to council's (don't get me started on council!) restriction. At the moment, we are not allowed to build anything on that backyard! Yep, you heard it right - anything..not even the Alfresco and the Rumpus. I don't get the rear part where it looks paved. Does that mean pots then? Or do you mean a retaining wall with plants in a raised garden bed. The round outdoor area pad looks small... Will you have stepping stones between the house and eating area? Re: First Home Build - Sekisui Sydney - Luzia 36Aug 22, 2015 9:23 pm cat_dunc What council area are you in? And what is councils restriction regarding the backyard? Our build: http://forum.homeone.com.au/viewtopic.php?t=70584 Can't say which council just in case someone is spying on us The restriction relates to the reserve area at the back of our land. They implement a bush fire set back of 13m from the fence although the area is NOT bush fire prone. I have had long discussions, issued formal correspondences and attended meetings with the council but to no avail. In the end they still imposed the set back and recently rejected our request to build the Alfresco and Rumpus, because it encroaches 2.7m of the 13m set back! Our last hope is for that reserve area to be developed into residential subdivision. According to the 'gossip' a proposal is underway. Will you have stepping stones between the house and eating area? Sure, send me the layout of your block and let me know what you wanted in there! The paved area represents wood chip mulch. Yeah, the pavers are sort of retaining wall but only to serve as a borders, but I love your idea of raised garden within that bordered area so I'll amend my plan. Thanks! The concrete pad is 2m diameter. It will have an umbrella and concrete garden set that I saw in bunnings, photo below. Looking at it again, I guess you are both right of it being too small. I'll increase it to 3m. With the Alfresco not happening anytime soon (which I'm so upset about), hubby comforted me by offering an alternative - a Gazebo. Itwill then be the temporary outside dining area.
