I have purchased insurance already.
Incase need to claim anything then premium will go higher and reputation of insurance claim.
One of their client already had similar issue and dispute with insurance company and builder.
I will install secuity camera system after hand over and selected cctv options in insurance application.
worst case scenario insurance company may refuse to pay as I don’t have the camera installed yet.
As soon as i get the key i would Install them immediately .

Why don’t you have HWS and overnight etc installed after handover. That’s when the keys are changed over and only yours works.
I wouldn’t want to be responsible while trades still have access via builders key.
I think your contract states if you have items installed after PCI before handover then you are responsible
Otherwise typically installed 5 days after handover. Best to have all these items installed when you move in. When you get the keys you are responsible for that insurance.
Between PCI and handover I would leave the responsibility with the builder

Once you take the keys then you are responsible for protection of your property. I would recommend that you get your wifi organised and on line at handover then buy Arlo Pro 2 from Netgear, wireless setup is a breeze. You will get a real time alert on your phone if a neighbours cat enters your property (or anything/anyone else day or night) and the video is sent to the cloud. I have a camera guarding my boat and Wallabies are tripping it out at night. I highly recommend the system.

3 You will have video evidence for prosecution.

We haven't received the key yet just had PCI as per HIA contract we are liable!!! And builder won't allow me to install any camera until key handover.
Not sure how come builder can include such a clause !!!!
