Browse Forums Building A New House 1 Oct 05, 2017 9:34 pm Hello everyone, We are looking to build a new double storey home in Melbourne and it's going to be a knock down rebuild. We have views at the rear of the property and are looking for a home design/floor plan where we can have a rear balcony so that we can enjoy the views. Our ideal floor plan would be where we can have both the master bedroom and a small leisure at the rear on the second storey and have a balcony at the very rear that runs all the way and is accessible from both the master and the leisure. We have been to a few display homes of builders like Henley, Porter Davis, Metricon, Burbank, Simonds and only found designs/plans where you have either the master at the back or the leisure but not both. If anyone knows of any builder with a floor plan with both leisure and the master at the back, please let me know. Also, if you see anything wrong with what we are planning to have or any disadvantages to the design/floor plan we are after, then please let me know. Any feedback will be appreciated. Thank you! Cheers! Re: Floor plan with a rear balcony 2Oct 05, 2017 11:10 pm dsnewhome Hello everyone, We are looking to build a new double storey home in Melbourne and it's going to be a knock down rebuild. Cheers! We have a portico at the rear, although it isn’t the whole way across. There is access to it from the master bedroom and the rumpus room. The master is at the front with the walk in robes and ensuite leading to the back portico. There are large windows at the rear and a void to soak in an impressive rear view. It doesn’t sound 100% what you are describing but could be suitable. Take a look at the Merrick 38MK2, it has the perfect option for you "Master to rear with balcony". Though you'd have to play with it, to get the leisure to access the balcony. Re: Floor plan with a rear balcony 4Oct 06, 2017 10:11 am Hello Waldorf_Grange_build, Thank you so much for your reply Wow, great to know that you are building Waldorf grange, it is lovely!! We looked at Waldorf Grange and loved it!! Love the void and the large windows. Just that the master bedroon is at the front. Also, we wont be able to fit a house width of 14m on our block. I think the max we will be able to fit is 12.25m width house. We also looked at what Henley is offering. The Cullen/Emporio series have some options of upgrade. One option is where you can have the master bedroom at the rear and the second option of interest is that you can upgrade the alfresco and add a rear balcony that goes all the way just like we what we want. In this option, the leisure is also situated at the rear, however the master is at the front and there is a normal bedroom at the rear with the leisure. We checked with Henley if they can combine both the upgrades and unfortunately they have said that they can't give us both upgrades together. We can have only one of those upgrades. Either we can have the master bedroom at the rear or we can have the balcony at the rear. And so we are still looking for some home design that would suit our wants. Cheers!! Re: Floor plan with a rear balcony 5Oct 06, 2017 10:33 am Hello rum_home, Thank you very much for your reply I looked at Merricks 38MK2 and tried using the master at the rear option. I noticed that it has a balcony on other side of the master and it does not have the balcony going all the way on the rear. Yes that's right, we may need to play around with the plan to get the leisure at the front. We have found that most of these builders are a bit reluctant to make any changes that involve moving wet areas around. So don't know if they would agree to make these structural changes as bringing the leisure to the rear would involve moving the bathrooms and not sure if it is something that the builders would do Thank you! Cheers! Re: Floor plan with a rear balcony 7Oct 06, 2017 8:32 pm For a block width of 14m, you may have to compromise with either Master or Leisure at the back; unless you go custom. The Porter Davis Madison fits your brief for width, and the option of 'Master at front' means you can have the activity room at the back, with a balcony if you extend the alfresco. http://www.porterdavis.com.au/homes/lifestyle/madison With the Bentley Kyalami, you could see if you could swap Bed 4 with Bed 1, and put a balcony above the alfresco http://www.bentleyhomes.com.au/properties/kyalami-370/ Re: Floor plan with a rear balcony 8Oct 06, 2017 10:04 pm Hello rum_home, Thank you again for your reply The block width is actually 15.25m, however it seems that we need to have a setback of 2m on one side and 1m on the other side. We are happy with having a smaller leisure as such. Something we really want is the rear balcony all the way through. Yea that's right, its been a bit difficult to find a home design/floor plan that gives us everything. Cheers! Re: Floor plan with a rear balcony 9Oct 06, 2017 10:17 pm Hello PVBuild, Thank you so much for your reply. The block is actually 15.25m but with the setback requirements, we are left with 12.25m for the house. With both Madison & Kyalami, dont know if there is an option to have a rear balcony all the way through? I was more after something like Henley has -- Cullen/Emporio series have an option to upgrade to alfresco/rear balcony and it goes all the way through at the rear. Cheers! Re: Floor plan with a rear balcony 10Oct 07, 2017 9:37 pm When we were thinking of building the Madison, we had the alfresco extended all the way across the rear of the house. My assumption is that if they extended the alfresco (so the grand alfresco + the rear of the house), you could do the same with the balcony. However, it wouldn't be that cheap. The extended alfresco was in the vicinity of $10k but that included site works for our very sloping block. The disadvantages of project home builders though is that they don't offer that much in the way of flexibility, and if you're doing large config changes then they cost a lot. It looks like the Emporio 34 or 39 meet most of your requirements for the rear balcony, the other thing you could try for the Cullen is to request setback dispensations. However some project are reluctant to suggest that as it can hold up the approval process. You really are best to go and see the displays and talk to the sales consultants to see what modifications are possible. Re: Floor plan with a rear balcony 11Oct 07, 2017 9:55 pm Thanks PVBuild. Yes that's right. We have found that most of these builders are saying a no to any structural changes. Tried this with Henley and they said Cullen wont fit on our block. They indicated that they can't do any changes as since a month or so, the head office is cracking down on them for any custom changes. Also with Porter Davis, when we asked about a plan we liked, they said they can't make a plan smaller to fit in a block as such. We will try some of other builders tomorrow and see how it goes. Thank you again for all the advice. Really appreciate it. Cheers! Re: Floor plan with a rear balcony 12Oct 17, 2017 10:23 am Hello everyone, We looked around and could not find a design where we can have a rear balcony running all the way through and have access from both the master bedroom as we well the leisure. So unless we go for a custom build, it looks like we may have to compromise a bit. So we may need to choose whether we have the leisure at the back or the master bedroom at the back (and that would open up to the rear balcony with the view) I wanted to pose a question to everyone and get some feedback. What room would you rather prefer to have at the rear when you have a view at the rear. Would you have the leisure at the back and have the master at the front or would you prefer to have the master at the back with the view and the leisure at the front instead. The street is very nice and quiet and so as such there is no issue with noise or anything of that sort at the front or at the rear. Wanted to know if anyone knows of any disadvantages in having either of the rooms at the back. Thank you again! Cheers! I don’t usually hang out in my bedroom so if I was to sit somewhere and look at a nice view to have a drink or read a book I would do it in a rumpus room. Also if you want to use the space with guests this would be the better option. - View my blog at www.waldorfgrangebuild.wordpress.com Re: Floor plan with a rear balcony 15Oct 18, 2017 1:06 pm Thank you Waldorf_Grange_Build & PVBuild for your inputs! Yes I agree with you. Inclination is definitely towards having the leisure at the back. When I had googled previously, I found that plans have the master at the back when there is a view at the rear. And hence I thought I will pose the question in this forum and see if there are any advantages of having it that way that I may have missed out on.
