Have we had a rude shock. With a front set back of 5.5 m that makes about 155 Square m unusable for footings, add another 120 Square m for rear set back of 3 m and the side set back of 0.9 m for 26 Square m that removes 300 Square m from the land size of 571. Take into account that there are far more losses due to the council required under main roof minimum single car space and having to shorten the corners a lot so as the rooms are wide enough to utilize and step backs along the rear wall you are left with well under 170 Square m. So my questions are where is the rear private yard? Which of the 3 sides is the rear boundary? How can a lot of 571 be only suitable for a cramped 3 bedroom or decent 2 bedroom dwelling? Are the councils required to do due diligence before allowing subdivisions in such cases? as they cannot answer any questions. To be fair the only suggestion was I could build an alfresco of equal size of the house to the boundaries to make a larger home. I didn't see this as acceptable.
