Single or Double Storey? 2Sep 15, 2017 1:40 pm I'm building a double storey in South Ripley (which is about 10 mins away from SPL) and while my block had to be a double storey I am so glad that it is. My block is tiny, 424sqm and i have about 10m of backyard from my patio to the fence line. I would not have gotten that with a single storey. The other thing is if you have people over a lot or entertain, only half the house has to be clean (the bottom half) It is more private at the bedrooms and bathrooms are upstairs so all personal items and mess can stay up there for no prying eyes to see, while downstairs can be more entertainer friendly. I never wanted to build a double storey but my husband did, we have more land space and the house is 4bedroom. Hope that helps! I was leaning towards more on single storey while hubby wants double, we have about the same land size and yes, the only drawback with single storey is we won't have a backyard as the house will occupy pretty much the whole lot. Single or Double Storey? 6Sep 16, 2017 11:27 pm My partner and I are building at Springfield Rise, 448m2 block. Single story home... 280m2 in size. We really don't have any yard at all. Our house design is on the first page of my thread. Basically there's about 1.5m around the entire house - with a little extra "yard" beside our alfresco. Not enough space to run around or anything. I'm not a fan of double story homes.... not really sure why. But going two storey definitely would have allowed us to have a yard though. It's such a shame that we don't have a yard, but we couldn't afford a larger block. We appreciate that the yard is obviously low maintenance. But I'm a little concerned about future kids not having somewhere to play at home - hopefully there's plenty of parks nearby. I'm building through Valeco, we haven't quite started the build but have been happy with them so far. We have a Valeco thread on here - some people have already started and have had a great experience so far with quick builds. Re: Springfield Rise - Which house? Single or Double Storey? 7Sep 20, 2017 12:59 pm Thank you for sharing your thoughts aloenyx, allblaqk and staceyrussell. staceyrussell We have the same size of block and I really wished we looked at house designs first to have an idea of what size of block would give us the flexibility in choosing houses. Like you, I'm not a big fan of double storey as well since I find single storey easy to maintain/clean! The good thing about double storey though as what allblaqk pointed out is that you have more privacy in terms of bathrooms and bedrooms as they are all upstairs. The mess can be kept upstairs and the downstairs will be guest friendly! lol. Sometimes the mess can get a little out of hand especially with little kids in the house! lol... I looked at some people's negative feedback about Coral Homes and it worries me a bit because there's a couple of designs I like with them. I love the Plantation Homes designs but they don't have any promotions at the moment. I have heard a lot of positive feedback on Valeco but we haven't found a design with them yet that would not need a fair bit of tweaking. I just thing the less changes, the less impact on costs. Single or Double Storey? 9Sep 20, 2017 7:01 pm We have land in Springfield Rise (Creekwood stage 4), 580sqm. Just locked in with Valeco the other day and have gone with a Headlands 23 with minor changes (single storey). If the materials are roughly the same and size of the house stays the same there shouldn't be a huge price jump. As bananarama said, Valeco are amazing with letting you change plans or completely customise your own. I struggled to find this with any other builder (in a similar price range). My partner and I had our heart initially set on a plantation but they weren't flexible at all with plan changes and their inclusions didn't match up to Valecos. So I didn't have them to consider. However, reading some of the threads of people who have built with them over the past 12 months and the issues they experienced. I probably would have ruled them out. Talk to the people who have built with them over hte past 12 months and ask them would they build again with them?
