Browse Forums Building A New House 1 Aug 09, 2017 3:58 pm I'm wondering what sort of things we can expect to fix the price for in a building contract before we sign. We have quite a few things listed in our quote as allowances at the moment, and we are still finalising our layout and internal structures etc, but obviously once that is decided we want to fix the price of as much as possible before we sign. We are getting a soil report done before we sign, so presumably the footings price can be fixed. Once we are happy with the size and layout, I assume we can fix the price of the concrete, the structural steel and the air conditioning? I am also assuming we can get the service lengths and connections fixed. Correct me if I am wrong! Other allowances we have listed at the moment are stormwater disposal system, energy rating upgrades, site works, surplus soil removal, stone benchtops, staircase and balustrades, front door, stacker doors and flooring. What can we reasonably expect builders to know the exact cost of before we sign the contract???? Re: Prices to Fix in Contract???? 2Aug 09, 2017 5:31 pm our sewer run electrical run and storm water allowances had allowances, and came back 2600 over allowance (this was part of the engineering and footings report) But costs for ceiling height (and door heights if not standard) etc can be quoted early on based on size of house. Front elevation can change costs - we decided to go a cheaper option than dutch gables, but didn't save us that much Kitchen - we haven't done selections yet, but in a big allowance as I want to upgrade the oven and cooktop Built ins - both kitchen and wardrobe for more than basic such as drawers, oh and drawers to vanity Powerpoints - I think we have put in 19 above standard - and that isn't going overboard either, but is another 1200 Hope that helps - so many things to think about with a new house Re: Prices to Fix in Contract???? 5Sep 01, 2017 8:28 pm We have a fix price as well but certain items stay a provisional sum till build is finished Although most iff the times there is no problem and they dont go over quoted but law wise even if fixed like doil/footings they can pass the variations on to you that build if unforeseen things come up like hitting rock etc You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16568 Tradie may sit at home but will need to get house plastered as well or will you sit it out? 6 9974 Hey guys, what’s everyone opinion on James Hardie linea direct fix to frame?
