Hi Wentworth33, it looks like we're going to be the neighbors - mine is Lot 5018 (481sqm, corner lot) scheduled for registration late 2017. Is there any update from Dahua or if we're on track for completion by this date? I've not organised the finance yet and not even looking into builders (not sure about whether I can have granny flat as a lot of people are discussing about it) as I visited the area two months back and looking at the progress I thought it might be pushed back to Jan/Feb 18. Would appreciate your insights. I havent receive any update from Dahua yet, but it seems to be on schedule for mid december settlement. Its best for you to start your finance now. Regardless when the land settled, you wont be able to start building as all builders on leave till end of January 2018. But, I do urged you to start look into builders now, as it takes approx. 3-4 months to finalise everything. Over our budget unfortunately ☹️ When you add all your inclusions the price ballons fairly quickly. Like 100k quickly...... has anyone else got any tenders yet? adding about 100K is no surprising. It also can go up to 150K. The way that most builders do are to provide the quote as cheap as possible with very basic inclusions. (e.g. laminate benchtop). When you choose to upgrade, following are sample calculation of how they do it on laminate benchtop to Marble benchtop. 1. Remove the laminate benchtop cost $$$$ 2. Refund / credit laminate benchtop (excluding labour and mark-up cost) cost - (minus) $$$ 3. Calculate cost of standard stone including mark-up cost .. cost $$$ 4. Calculate labour cost to install standard stone including mark-up cost.. cost $$$ 5. Refund the cost of standard stone (excluding labour and mark-up cost).. cost -(minus) $$$ 6. Calculate cost of marble stone. including mark-up cost. cost $$$ 7. Calculate labour cost to install marble stone. including mark-up cost. cost $$$ See how much is the mark-up ? So, it is not surprising to have additional 100K - 200K for inclusion upgrade. My friend have added about $200K upgrade. FYI, For LED Downlights, check the brand, lumens, beam angle and Watts. The brightness of the room depend on the lumens and the beam angle and number of downlights per-room. The smaller angle required more LED to make the room brighter. Its impractical you can't fit shower, laundry kitchenette and sleeping/lounge in 25sqm yeah that's a challenging part, i have no knowledge in building or contructions. for the sake of discussion, how it will look let's say 4 ×3 = 12 sqm room, 4.5 sqm complete toilet, and the rest includes kitchen and living? just a thought Re: Building at Bardia - New Breeze 334Nov 05, 2017 3:26 pm Tolgz Floor space ratio Maxium is 250m2 to 300m2 block is 85% of land size. 300m2 to 450m2 is 270m2 and 450m2+ is 330m2. Floor space ratio includes the garage but excludes alfresco and porch. For secondsry building eg fonzi or granny flat land under 300m2 can only do maximuim 36m2 land 300-450m2 is 45m2 and land above 450m2 is the full 60m2. Site coverage is 200-250m2 is 65% of land 250-300m2 is 60% of land 300-450m2 is 55% and 450m2+ is 50% of land. Land cost has gone up with each release for example i bought june last year 488m2 for 538k which is $1100 a sqm you wont be able to find a block for that anymore. The smaller the block size the higher the price per sqm will be. As for the slab i have no idea yet as i dont no of anyone that has gone that far with the build. Front set backs are different for small lots i thnks its 3m ( not positive on this but) for normal its 3.5m articulation which can be the front porch and 4.5m from the building it self. Rear setbacks is a little more complicated corner block is different to normal dual street ie front and back. From what i can tell you can go as close as half a meter to rear setback. My architect has done exactly that and he is positive it will pass threw cdc. All this info is found in the Edmondson park south development plan.
