Just to make sure so got it right, Do you mean to say Claredon and Wisdom doesn’t charge any addtional cost up to 1m slope? 1m slope should generally be ok, however it is also important which way the slope is - front to back or back to front or sideway. Further the slope impacts differently if you have a single level or two storey house. Based on your land contour the builder will estimate site costs and add it to their initial proposal. It is better if soil test is available upfront. The standard builders site costs will not include costs towards -- additional cut/fill that you will require for effective utilization of the external area (backyard, sides, front yard) -- costs of retaining walls, associated council permissions and Engineers fees -- you may have to get the retaining walls done (privately) before slab work can start Re: Building at Bardia - New Breeze 306Nov 01, 2017 4:06 pm Thanks IamSAM. That’s useful information. My lot is 30m in lenghth. Major portion of the land (~75%) seems to be having 0.5m slop and remaining 25% of the land at 0.5m. Total slope from bottom right corner to top left corner is 1 meter. It’s a perfect rectangular smart living lot with dual lane access. Hopefully it won’t cost me anything extra. All the builders base price is reasonable i havnt met anyone who builds a new house and has laminate kitchen benchtops, overhead kitchen cabinets or not having downlights , as soon as you want to upgrade thats where u get stung. You have to remeber these project builders make there $$$ on the volume of bussiness some of them for eg metricon, clarendon, masterton they build thousands of houses per year. Exactly like K Marts store model make a little bit but on alot. They have to pay wages for there sales staff and commissions. Also just remember each time you go to a display house and they give you that massive 30-40 page coloured book which costs them at least $10-$15 each which they hand out like crazy the customer pays for that. Thanks in advance! hi it's a good location. no doubt. we all are waiting for land registration. only then we will know what council allows. you can see a circle of smart living around the station. if you fall in between, i think you are safe to have dual living. H class. prepare to pay extra. rule of thumb is bigger the land, better it is. whatever you can afford considering the building cost, you may buy Re: Building at Bardia - New Breeze 320Nov 05, 2017 8:55 am Floor space ratio Maxium is 250m2 to 300m2 block is 85% of land size. 300m2 to 450m2 is 270m2 and 450m2+ is 330m2. Floor space ratio includes the garage but excludes alfresco and porch. For secondsry building eg fonzi or granny flat land under 300m2 can only do maximuim 36m2 land 300-450m2 is 45m2 and land above 450m2 is the full 60m2. Site coverage is 200-250m2 is 65% of land 250-300m2 is 60% of land 300-450m2 is 55% and 450m2+ is 50% of land. Land cost has gone up with each release for example i bought june last year 488m2 for 538k which is $1100 a sqm you wont be able to find a block for that anymore. The smaller the block size the higher the price per sqm will be. As for the slab i have no idea yet as i dont no of anyone that has gone that far with the build.
