The new lands are surrounded by trees and within the park. This is why the BAL rating is higher.

Arnt you lucky did you buy after july 1 this year? I know the state government changed the rules stamp duty is exempt on land under a certain amount if you are a first home owner. In previous message amiarm has mentioned that he get the council to re assess and cost him about $400. Only the land on the parkside has bushfire issue as it is surrounded by trees. Hence we got no issue with it. Regarding Bank, bank doent really assess BAL, they value the land and building price as well as deposit you put. If the borrowing cover all the cost, then you are safe. BAL is assesed by the builder as they have to build using better material and it will cost you more than it supposed to be. So watch out with the building price.
