Yes, our area was declared bushfire zone till earlier September, even by NSW planning portal. But, The NSW planning portal has just been recently update and our area is now declared as non-bushfire zone. Ask them to update their system or refer to the NSW planning portal. Hope this helps. Its better to have the slab ready before the builders are on leave. The slab need approx 1 month to dry out and its a good timing when the builders are on leave, otherwise, Once the are on leave, you may have to wait longer. It depend on the lot dimension and shape. It also depend how you wanna sell it. Land only or you will build. If you wanna build a house and sell it after, then do it, it very good indeed. Otherwise, if land only and keep, then I wont. because you wont get much profit because you need to deduct : 1. lost of rental during vacant 2. bank interest (unless you pay cash) 3. Tax (CGT) 4. Stamp duty and solicitor 5. time you lost to settle this. if you wanna land only, you better off buy my house.. .. I am planning to sell and lease back till my house ready. Check the link that I provided to amiarm before regarding NSW planning portal. It shows the bushfire prone area. if you are on bushfire prone area, it means that you need to build a house with higher bushfire rating. Standard bushfire rating is 12.5. Example: You need to have better quality door, brick and structure. When there is fire, your house can stand the heat from the fire and sun. Thats why you need higher rating, otherwise, your house may caught on fire as well.
