A couple got back to me but are yet to give me a quote. One of them had to check with his owner about how to affix the gate on to a Hebel wall. I pointed him to the Hebel fixtures guide on the Hebel website. The other was concerned that the door design may not pass building inspection as it may pose risk with a child poking their head through the grills - I suggested that we use a security mesh at the back of the door, or use some sort of plexiglass or any other barrier. He was going to call me back, but have not heard back yet. Happy to post details here when I get them... Re: Bristol (44sq) - Porter Davis Melbourne - New Build 67Jul 18, 2017 7:59 pm Some quick updates.... The frame defects are still in the process of being fixed. Had a good chat with the site supervisor who is keen to address all the issues before I get Darbecca back for a frame re-inspection. It was reassuring to hear this from him ... Meanwhile, happy to report that other jobs are going on well at site. The electrical rough-ins & ductworks for heating and cooling are now complete. I’ll post some pictures later this week. There was some initial confusion regarding the number of zones for our cooling. The ducting company was in touch with me during the course , and we eventually decided to fork out money for a 3rd zone for our rumpus area on the first floor. It will eventually save us money in the long run. They charged me directly for this work (~$550). Re: Bristol (44sq) - Porter Davis Melbourne - New Build 69Aug 06, 2017 3:07 pm Hi Sinbox, How is it going with your build? We are at the framing stage now with the roof trusses on ,it looks like will be finished by next 2 days.We have just met our SS for a few minutes last week and he sounded like a cool and confident guy.Have you been given any time line as to when they expect your house to be ready?I wonder what happens after the framing stage ,....assuming they would put the roof and the windows on and start electrical and pluming .Do you have any idea when they start the hebel rendering ...i mean at what point as those who are building a brick house they start the brick laying just after the frame stage. Re: Bristol (44sq) - Porter Davis Melbourne - New Build 70Aug 10, 2017 7:24 pm Hi Priya, No major updates yet. Work seems to be at a standstill at the moment. Some Frame level defects are yet to be resolved. This was very disappointing, but I have assurance from the site supervisor that they will be fixed before the pre-plaster stage. We were scheduled to start Hebel this week, but looks like it has been delayed for some reason. PD haven’t committed to a finish date yet, but I think I’d be dreaming if I was to expect them to complete before Christmas at this pace Yes, Your windows & colorbond roof would go in after frame. Solar hot water, electrical and plumbing usually go in next before they wrap the house and start Hebel. Well, that’s what they have planned at this stage for mine. Brick houses are different as the brick layers are a hard trade to come by at this time, so other jobs may be completed first before the brickwork. I have see some builds on this forum where they even start with internal plastering before laying the brick... Re: Bristol (44sq) - Porter Davis Melbourne - New Build 71Aug 10, 2017 7:38 pm Actually , there are a few issues we are trying to resolve with PD. Hope it helps others... - they have put in the wrong wiring for my induction cooktop. Basically, due lack of communication from my previous building coordinator and the electrical team at Argus. They have put in a 32a socket instead of the 45a which was required - related to this, we need to call back Jemena (the electricity distributor) to change the main circuit to support 63 Amps per phase. Lesson learnt with the above is that to ensure that Argus are specifically aware of any custom appliances you are fitting in post handover and not to rely on building coordinators to pass the information. - Finally, there is an issue with the location of the Aggi Drain. It looks like PD had assumed that the drain could be laid on a dead space b/w the neighbors and my garage (technically this space belongs to my neighbor as their garage is not on the boundary). The neighbor has rightfully declined to give permission,so it is back to the drawing board for PD to see what needs to be done. I think they forgot to cater to this during the slab stage and were looking for an easy way out. The electrician & his manager both advised me themselves. Basically, of you want to use all the induction cooking zones simultaneously, the circuit needs to be upgraded( other household appliances like refrigerated cooling play a role in this). Else, you run the risk of overloading the circuit causing tripouts at your main board. Re: Bristol (44sq) - Porter Davis Melbourne - New Build 77Aug 31, 2017 10:28 pm Updates seem to be far and few in between as there is lack of progress onsite. Work has also kept me very busy We were meant to have Hebel installed a few weeks back, but there has been no progress on it yet. The only progress I can see on-site is that have insul wrap around the house, plumbing & electrical seems to be done. They have also loaded stacks of plasterboard on both floors, but it will be a while before they go up. I’ll share some progress pics over the weekend... Re: Bristol (44sq) - Porter Davis Melbourne - New Build 78Sep 01, 2017 9:49 am Hi sinbox, Has they delivered the hebel on your site?they have done so in ours. They have started doing electrical and plumbing is finished and seen the wall battings delivered with hebel this tuesday.have you reached the lock up stage yet? Re: Bristol (44sq) - Porter Davis Melbourne - New Build 79Sep 01, 2017 6:43 pm Not yet. One of the reasons Hebel has been delayed is due to the limited amount of space they have on my property. Spoke to the BC today, who said that we should be at lockup in a couple of weeks... Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12345 I ended up going with 'Andrew Belic Construction Co.' https://www.instagram.com/andrewbelicconstruction/ 2 59686 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17628 |
