They have hung all the windows other than a few on the first floor. The roof trusses are up, and today I got a feel of how big the rooms would be. Scaffolding for the first floor is also completed. Also, they have cleaned up the entire ground floor...a cleaner workspace is hopefully a sign of a good quality workmanship... The reason we didn't choose it earlier was due to privacy and security reasons. But, we will get a security gate/porch enclosure like the one below installed post hand over anyway, so that takes care of the privacy and security issues. What do you guys think? There are many vendors who show up when you search for "laser cut security screens" or "modern porch enclosures" so hopefully one of them would be able to do something similar to this. The defect report was received today from Darbecca which is over 45 pages long!!! The site supervisor was present on site during inspection & has acknowledged that the framers have done a very poor job and have let him down as well. I’ll find a way to post all the defects here (where do I even start!), but suffice to say there are some major issues throughout the house. I can’t understand how bad people can be at their jobs...For eg, they did’nt even tighten the bolts at various places; missed putting in bolts where needed as per Australian Standards; And the irony is that there was a pile of unopened boxed of bolts just ****** around The slab inspection has also identified some issues with regards to levels and drainage issues around the perimeter of the property. Co-incidentally, PD’s own independent inspector came along at the same time of the inspection, and stopped his inspection after more than 10 defects were identified by the Darbecca inspector. Darbecca inspector was professional as expected and took about 2 hours to complete the entire inspection. I will definitely be asking for the same inspector for future inspections. The SS estimates another 3-4 days for fixing the defects, but I think that is very conservative based on the report I just completed reading. They will need to recall almost every trade back to the site - the steel guys, termite protection, window installers as well as engineers back to identify alternate options...etc I’m trying to keep my cool so far...and want to give the SS a chance to ensure this gets addressed and have written to their accounts department that I won’t be parting with a cent for the payment until every single defect gets fixed and they provide me photographic evidence of each one of them. I have agreed on a protocol for future stages. I have made it very clear to the SS that PD’s own inspections need to be complete before I call in my inspectors and he has acknowledged the mistake on his part. Just shows the independent inspectors provided by PD are useless or more likely, paid a very nice fee by PD to provide nice PD favourable reports. I hope they rectify your issues quickly, for me the only positive I can see from this is that maybe the PD inspectors will realise they're only doing themselves damage as no one will ever use them. So should they ever lose their PD contract, they will have nothing! It's such a shame our houses are not built to Australian standards in the first place. Darbecca are worth every cent. I have an army of compliance and QAA and complaints staff at my work so if I did anything even vaguely wrong I'd get pulled up quick smart, these guys seem to be able to do half assed jobs all the time and still get jobs? PD really need to pull their socks up as well, they should be doing a proper job of checking what the standard of work is like on their sites rather than either letting it slide or having an actual independent inspector do their work for them. Maybe you should tell PD that they need to pay for the reinspection sinbox, might encourage them to keep their tradies focussed! We paid our initial deposit with PD two and a half weeks ago and have finalised our structural changes. We seem to be getting conflicting reports on what the next stage is and where things should be up to at the moment. We don't know if we're waiting for a World of Style Appointment or to be allocated a Building Coordinator as we're hearing different things. We were also told the soil test should be happening any day now yet noone seems to be able to clarify this for us. As we're first home buyers, we're a little anxious about the whole situation and hoping someone can let us know what to expect from here on out. Thanks heaps! From memory, your project goes through an internal Sales Acceptance process before a building co-ordinator is assigned to you. The BC will then be in touch with you to schedule color selection appointments. Until then, keep bugging your Sales Consultant ...
