Browse Forums Building A New House Re: Bristol (44sq) - Porter Davis Melbourne - New Build 45Jun 24, 2017 3:00 pm priya2015 Hi Sinbox, I am so excited to find your building thread. We are also building the bristol ours is approx 42.8 squares ...our site cut date is on 3rd july and slab por given on 14 th.I have tried so hard to come across anyone building the bristol as it seems maximum people are builind the waldrof with PD.We choose the bristol because ours is a 14 m block and we can only build a 12.5 there due to shadowfall (really dont know what it is actually)Anyways my and my partner really liked the bristol plan...it is actually a very unique design unlike any other plans we have seen so far.I really like the void in the lounge room and my time pass at the momemt is to dream about the light i am going to fix there...lol.We have chosen rustic coffee as our laminate flooings and i was so excited to see your kitchen couture drawings as my kitchen will more or less look alike with the oven towers .We had added a lot of sstructural upgrades but unfortunately we had to cut them off as our budget didnt permit but we got a good promotion which included refrigerated cooling...free flooring....hebel..colour bound roofing ...high ceilings and so on....will be really interested to see your house progress and pictures and how are u planning to do internal decors.best of luck for your build. cheers priya Hey Priya, great to hear from you! That's 2 new Bristol builders I met on this forum in as many days! We have a 12.5m wide block, so this was the only design we really liked & could fit other than a custom build. Agree with you, the Entry Void was a standout feature which attracted us to this design as well. We have the same deals/offers as yours. I feel so annoyed with PD during color selection as they led me to believe that the Rustic Coffee is no longer available, and hence we choose the Country Oak instead. The problem with even asking for a change now is that it will impact other color selections like the kitchen tiles and cabinetry, so will leave it alone at this stage. Where are you building? Let me know if you have any questions and I'll be happy to answer. You should start you own build thread too... Re: Bristol (44sq) - Porter Davis Melbourne - New Build 46Jun 24, 2017 5:23 pm hi sinbox, I am very tempted really to start my own building thread...may be should do once we have the site cut done...touch wood...we have had a pretty bad start initially as we were so over exited to build.Paid deposit to carlisle went till the tender after getting the impression that the site cost told by the sales guy was kind of fixed and was horrified to find out that it was quoted 60k at the tender .....started looking for other builders and all of them thought 60 k was way too high....we decided to go for PD as I had seen 2 houses build by them around our block and thought they would be able to give us the best approx site cost than any other builder. We also have a couple of friends who had build through PD(waldrof to be precise) and realised that PD makes beautiful houses. i have a lot of questions really hope i will not bother you too much.lol Re: Bristol (44sq) - Porter Davis Melbourne - New Build 47Jun 24, 2017 8:30 pm priya2015 hi sinbox, I am very tempted really to start my own building thread...may be should do once we have the site cut done...touch wood...we have had a pretty bad start initially as we were so over exited to build.Paid deposit to carlisle went till the tender after getting the impression that the site cost told by the sales guy was kind of fixed and was horrified to find out that it was quoted 60k at the tender .....started looking for other builders and all of them thought 60 k was way too high....we decided to go for PD as I had seen 2 houses build by them around our block and thought they would be able to give us the best approx site cost than any other builder. We also have a couple of friends who had build through PD(waldrof to be precise) and realised that PD makes beautiful houses. i have a lot of questions really hope i will not bother you too much.lol What was your site costs in the end? They have hung all the windows other than a few on the first floor. The roof trusses are up, and today I got a feel of how big the rooms would be. Scaffolding for the first floor is also completed. Also, they have cleaned up the entire ground floor...a cleaner workspace is hopefully a sign of a good quality workmanship... The reason we didn't choose it earlier was due to privacy and security reasons. But, we will get a security gate/porch enclosure like the one below installed post hand over anyway, so that takes care of the privacy and security issues. What do you guys think? I still need to source a supplier. I got the picture on Google. There are many vendors who show up when you search for "laser cut security screens" or "modern porch enclosures" so hopefully one of them would be able to do something similar to this. The defect report was received today from Darbecca which is over 45 pages long!!! The site supervisor was present on site during inspection & has acknowledged that the framers have done a very poor job and have let him down as well. I’ll find a way to post all the defects here (where do I even start!), but suffice to say there are some major issues throughout the house. I can’t understand how bad people can be at their jobs...For eg, they did’nt even tighten the bolts at various places; missed putting in bolts where needed as per Australian Standards; And the irony is that there was a pile of unopened boxed of bolts just ****** around The slab inspection has also identified some issues with regards to levels and drainage issues around the perimeter of the property. Co-incidentally, PD’s own independent inspector came along at the same time of the inspection, and stopped his inspection after more than 10 defects were identified by the Darbecca inspector. Darbecca inspector was professional as expected and took about 2 hours to complete the entire inspection. I will definitely be asking for the same inspector for future inspections. The SS estimates another 3-4 days for fixing the defects, but I think that is very conservative based on the report I just completed reading. They will need to recall almost every trade back to the site - the steel guys, termite protection, window installers as well as engineers back to identify alternate options...etc I’m trying to keep my cool so far...and want to give the SS a chance to ensure this gets addressed and have written to their accounts department that I won’t be parting with a cent for the payment until every single defect gets fixed and they provide me photographic evidence of each one of them. I have agreed on a protocol for future stages. I have made it very clear to the SS that PD’s own inspections need to be complete before I call in my inspectors and he has acknowledged the mistake on his part. Upon Darbecca’s recommendations, I’ll be booking another frame inspection. Can’t recommend their services enough!!! Just shows the independent inspectors provided by PD are useless or more likely, paid a very nice fee by PD to provide nice PD favourable reports. I hope they rectify your issues quickly, for me the only positive I can see from this is that maybe the PD inspectors will realise they're only doing themselves damage as no one will ever use them. So should they ever lose their PD contract, they will have nothing! I have an army of compliance and QAA and complaints staff at my work so if I did anything even vaguely wrong I'd get pulled up quick smart, these guys seem to be able to do half assed jobs all the time and still get jobs? Hi All, Hoping those of you who are already at build stage with PD may be able to offer me a bit of advice. We paid our initial deposit with PD two and a half weeks ago and have finalised our structural changes. We seem to be getting conflicting reports on what the next stage is and where things should be up to at the moment. We don't know if we're waiting for a World of Style Appointment or to be allocated a Building Coordinator as we're hearing different things. We were also told the soil test should be happening any day now yet noone seems to be able to clarify this for us. As we're first home buyers, we're a little anxious about the whole situation and hoping someone can let us know what to expect from here on out. Thanks heaps!
