Browse Forums Building A New House Re: Sekisui | Burbank - Cedarwood1828 282Jul 10, 2017 6:04 pm ehhc Thanks Cat - I don't get it... we have a 35mm set down in wet areas, was expecting the screed will raise floor level to be flush with adjoining floor and then cabinets will go ontop of that? Otherwise, cabinets will be sunken 35mm into the finished floor. Confused lol Excellent point! Maybe ask them if the cabinets are taller than specified to make up for the 35mm shortfall of having it partly burried. Im going to go measure my cabinets! Re: Sekisui | Burbank - Cedarwood1828 283Jul 13, 2017 3:24 pm we've been locked out and we've just received our fixing invoice :/ SS updates this week; Tile bedding done, waiting a few days to dry out before tiles go on then some misc fixings still to be done (not sure what) before painting can start ThermaLine and entry frame should show up next week Re: Sekisui | Burbank - Cedarwood1828 284Jul 14, 2017 6:22 pm What is tile bedding? Pretty sure the tilers came in and laid the floor tiles on the same day! Re: Sekisui | Burbank - Cedarwood1828 285Jul 14, 2017 6:35 pm The_Joneses What is tile bedding? Pretty sure the tilers came in and laid the floor tiles on the same day! I'll try and get a photo... basically, we have a 35mm slab setdown in the wet areas. The tilers built a 35mm bed so that the floor is now flush with adjacent concrete floor. This morning I spent a load of time reading through the sekisui bible (clint's thread lol) plus many others. Sort of worked out a few things...I think. *that nice whole floor waterproofing, seems like sekisui does this on the first floor but with wet areas on the ground floor, they just waterproof the floor/wall junctions, bath, shower and wall tap penetrations. Explains why ours is all like that since we are doing a single. *the sequence seems to be waterproofing > install cabinets > tile bed screeding > tiles. Hmm at least that would of been the case had clintdb not successfully asked them to remove cabinets so tiles go all the way under and behind. But then again the_joneses your tiles look like they go under and behind the vanity cabinets too - did you ask for it to be done that way? it looks nice Anyway... so they've left the ensuite cabinet installed and did the screed around it :/ yet for the bathroom they've removed the cabinet and did the screeding to the whole floor. One cabinet will be higher than the other.. sucks. Re: Sekisui | Burbank - Cedarwood1828 286Jul 15, 2017 8:05 am The waterproofing in our downstairs bathroom is definitely different to upstairs, which makes sense because concrete doesn't really need waterproofing!! I am pretty sure our tiles don't go underneath the vanity cabinets. The tilers just did a really good job. I have no idea what screed even means (or how high our bedding was), so I can't comment on that bit haha!! Re: Sekisui | Burbank - Cedarwood1828 287Jul 15, 2017 12:25 pm Holy moly!!! Your kitchen is heaven!!! And your bathroom cabinets are sooooo pretty!!!! I love everything!!! Can't wait to see tiles in Sekisui | Burbank - Cedarwood1828 288Jul 26, 2017 6:21 pm Thanks Charlibear I need to catch up on your thread Sekisui Burbank buddies - met with AM and SS this Monday and did a thorough review of the home externally and internally, the inspection report findings, and other probs. Have to say we're very happy with how the meeting turned out, and how switched on and keen the AM was to have probs discussed, agreed to and committed to fix. Very good experience wish he was all of our SS haha. Actually I wish he gets involved with PCI and handover Re: Sekisui | Burbank - Cedarwood1828 289Jul 26, 2017 8:21 pm Good to know your meeting went well, what are your inspection report finding? PCI date? Build Thread : viewtopic.php?=31&t=81624 Re: Sekisui | Burbank - Cedarwood1828 290Jul 27, 2017 8:22 pm The AM is awesome I wish he was our SS!! Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Sekisui | Burbank - Cedarwood1828 291Jul 27, 2017 9:52 pm No PCI date yet. Approx 10 weeks I've been told. The only item I couldn't get agreement to redo was bowed skirting and architraves with gaps. Promised there will be no gaps on handover. Inspection report. Water pooling against slab - They're going to spread out spoil from drainage and grade the back so there is a slope away from the house. Garage beam - explained that timber beam above steel beam is over engineered as it's much bigger than designed but still agreed to bolt up to the timber as per engineer design plan. Minor concrete slab damage - agreed to patch up. Tiling to ceiling - (should have known better... let this be a reminder to you guys) they corniced before tiling. The top row had to get cut and wasn't flush along the cornice, so some tiles on the top row stuck out past the cornice. Agreed to remove cornice, fix up tiles on top row then redo cornice again. Remind your SS before plaster board starts! I have a feeling tiling variations may not make it to the SS in time! Rangehood bulkhead and the backpanel - AM picked this up himself. There was no bulkhead above the rangehood. The panel directly behind and above the rangehood should be material as overhead cabinets. Asking cabinet company to get these parts put in. Stone. We have 40mm edging to island and main bench. Cabinet company installed MDF board on all benchtops and had cutouts for tap, sink and cooktop. Didn't like it because it would be seen and felt under the island bench overhang... but didn't have to say anything. Turns out stone company didn't want to install ontop of the board so it will be removed. Nice Other than that, tiling to porch starting. The 3rd entry frame was wrong again. Attempting 4th time now. Still waiting on thermaline to arrive. Painting to start once all the above internals gets done Sekisui | Burbank - Cedarwood1828 292Jul 27, 2017 10:08 pm Very happy about the water pooling on slab fix. SS was adamant it's not a problem. Our inspector said it was. AM was quick to point out the dried up clay and how it's highly reactive soil. So in order to minimize impact of slab heave, he's decided to grade that corner of site correctly and create a water channel to let water run away. He also mentioned better to discuss and fix the rangehood area now otherwise 'it will end in tears for everyone' Things like this makes me confident that they mean the best for us. Thermaline finally arrived:) the incorrect spec door was delivered at slab stage...! Also slightly uprated from what we asked for too. Now the 2 stackers and this slider are all Low-E glazed. Photo of the frame door track. The 4 door panels arrived separately so it looks like someone will have to DIY onsite. Here is a photo from the display, the door sticks out a little so you can grab the handle. I like the flush look, just hope they install something on the edge like a ring pull otherwise we won't be able to stick our fingers in to close the door. Everything is looking great for you guys! We've had a garage door supplier change from B&D to Steel-Line. You're probably not affected though. You know what, I think our SS is great at organizing the trades, but there are times I just don't think he's across errors and inclusions, sort of discovered that when I've had to raise the issues previously. Also not sure if he cares about the quality. If we have anything done well it's probably luck of the trade. Or maybe errors get picked up and fixed behind the scenes and we're just not told.
