Browse Forums Building A New House Re: Hickinbotham Build Northern Adelaide 263Sep 06, 2017 12:50 am I suggest you get someone to explain that too you as it will indicate the soil/piers/footings and you will understand why price increased so much (which is out if the control of hickies they have to go according to soil report and engineering report for all if that and that will determine amount if soil and costs) not much can be done about that unfortunately Most off us had to wait for those reports and tgen incured increases/decreases accordingly Re: Hickinbotham Build Northern Adelaide 264Sep 06, 2017 1:04 am You probably didn't get the call because yours only went a couple thousand. Anything over $5000 I believe in variations they have to call you. I'm pretty sure anyone getting a $13,000 over quoted price would be peeved as I am. I'm not blaming hickos I understand it's out of there control but they do need to adjust their price averages. Re: Hickinbotham Build Northern Adelaide 265Sep 06, 2017 7:48 am hope you can find out exactly what caused the huge variation in soil/footings. I have heard of people jumping 20k+ once the engineering report is done. Once i knew their would be a footings variation but not what it would be (i had to wait for them to mail it out) i was worried and started looking at other ways to cut my costs if needed. was relieved when it came in at only 2k above estimate. I think in my case it looks like every 2nd house in the estate is by the hickinbotham group so they probably had a really good idea of the location in their system. and just had an update - they will advise me of the approx tonnage estimate of the site scrape once its done but it is all waiting on the weather to be suitable to start siteworks. Re: Hickinbotham Build Northern Adelaide 270Sep 10, 2017 7:27 pm well think my block is about as ready for them to start as i can get it Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 99% of whats left of the vegetation is brown and dead with just a few patches of green from new weeds since i poisoned - thanks to this weather. If no action this week ill go out and remove whatever is left next saturday with a shovel and make sure I get the new weeds but hopefully they will have scraped by then. Re: Hickinbotham Build Northern Adelaide 271Sep 10, 2017 8:21 pm Looks like your build schedule will be similar to mine We are rebuilding a new house after demolishing our current home should be starting in the next 4-6 weeks we have all approvals except our demolishing approval Re: Hickinbotham Build Northern Adelaide 272Sep 10, 2017 9:02 pm fx for action this week - loving seeing your block Re: Hickinbotham Build Northern Adelaide 273Sep 10, 2017 9:33 pm Wondering about fencing and how to approach it with neighbours if it comes up We have existing fencing on all sudes our lot has been empty /unsold for over 4 years. 1 neighbours has been there fir 4 years and the ither one 2.5 years But since we did not had the full benefit if the fence when the land was vacant what so we do if they ask for half of the fence payments? Was thinking if it comes up to ask fir the original invoice and receipt for payyabd check it with the company its been done through just to make sure its not made up. But then to do our oart of payment on depressiation fir the years we did not benefit and since we had no part in any ccommunication regarding fencing. Then subtract the years we didnt had benefit from our half of the fence. But legally can we be firced to payup since it was not our lot when fencing was done? Our contract just say we cant ask the vendor to put up a fence or pay part of it but nothing to if we buy a couple of years after our neighbours and fences has allready been put up. Tia Re: Hickinbotham Build Northern Adelaide 274Sep 10, 2017 10:14 pm fencing can get messy. good luck with that - esp if they did it themselves (though then your only contributing towards the materials) I'm watching my adjoining land for the same reason block on 1 side of me has sold and the other is on hold but the block behind me is still for sale i think - hoping it sells in next 4-5 months so i can organize fencing there as well. as per usual developer contract i cant ask them to contribute to fencing costs though i do think i can issue a fencing notice against an unsold block that is then payed out when it settles (if im reading it right) when i am about 8 weeks from expected handover i will visit the estate land office to get my details passed onto neighbors to discuss. have also read that often if fencing is done on an unsold block then often the eventual buyer is not upto for the fencing costs but i would tend to think better to offer something and start on a better footing my last place had a fence blow down in strong winds - was a rickety 30year old wooden fence - went over to talk to neighbor about it next day and he had already brought everything to replace it all and wouldn't accept money - he took the opportunity to redo all his fencing the same himself - he also had a big dog he needed to keep contained Re: Hickinbotham Build Northern Adelaide 275Sep 10, 2017 10:35 pm Mmm we had nothing (no notices) against our property but my concern is if they want 50% and we had no benefit for 2.5-4years of it. We dont mind contributing but would want evidence of costs and then will pay part of the fence from when we have benefited from it. Our contract only said we cant send vendor that sells the land to us a notice Re: Hickinbotham Build Northern Adelaide 276Sep 12, 2017 11:38 am Just came across this while looking for details on adding a door after handover and had some good points to it http://firsthomebuildingadventure.blogs ... house.html quite a few of these points i had already considered but gave me a few thoughts as well to keep in mind if i ever build again Have been thinking at some point i might consider putting a door in the opening between the family/meals/kitchen area and the hallway going past kids rooms - depending on noise etc - looks liek it might have to be a bifold though now Re: Hickinbotham Build Northern Adelaide 277Sep 12, 2017 4:57 pm went for a drive when doing school pickup today and saw earth moving gear on my street, At first from the main raid i thought it was my block but turned out it was across the road from me Re: Hickinbotham Build Northern Adelaide 278Sep 12, 2017 5:00 pm Oh bummer! Hickies saud we can expect a wait if 2-4 weeks before they start depending on tradies and weather but it might be sooner Hiw long hav you been waiting niw? do you recon they might wait fir a few homes to start on as the kniw a couple is comming up close to each other? Re: Hickinbotham Build Northern Adelaide 279Sep 12, 2017 5:33 pm 2 weeks now since released to construction that's my thoughts makes sense with a couple in the works on the same street. would be far more efficient cost wise etc on another note just got a sms from SAPN advising me of the connection request and that the standard fee for this is $288 plus GST (so $316.80) Hi, I'll be starting on my verandah repair soon - replace ledger, rafters, roofing iron, flashing etc. (fascia board already done). My question is about the timber ledger… 0 3318 1 2964 Hi All, see above image.
