The mortgage broker had this formula used to guess a valuation and it was significantly under what we think it could be worth (based on a similar property selling in our suburb) Re: Hickinbotham Build Northern Adelaide 67Jul 19, 2017 5:45 pm well got the valuation report and all pretty generic as expected compared with 2 sales in estate over last 12 months included everything i had provided quotes for when i redid my sums to compare i realised it was only 4k less than my estimated build cost (not including fencing) Just means no Solar or Pergola for a year or 2, both things i can live without anyway Re: Hickinbotham Build Northern Adelaide 69Jul 19, 2017 6:53 pm can do. was looking at an offer by AGL the other day - they install Solar and you then pay a reduced rate for teh solar power and have the option to pay for the unit at full price down the track. thinking about it its best to leave it a year anyway so i can see my usage pattern and work out what my time for unit to pay itself of is. and pergola can be done with a umbrella fitted to the middle of my table for the short term Re: Hickinbotham Build Northern Adelaide 70Jul 19, 2017 11:09 pm Finally worked out why my sums where off by over 5k with the bank valuation Noticed the valuation had a base contract price that did not include any selections variations but did include the last variation #5 for $64 from when i got my 3rd deadbolt added with the door variation they made valuer only used the base contract price with the flooring and concrete quote and variation #5 in his calculations - no reference to variation 1-4 I made the assumption that the documents and variations in the bank pack would be passed onto the valuer so have queried my lender to find out if these where provided to valuer with the contract that was also in the bank pack that was obviously passed on. i can cover the 5k difference from this if required - after all lower mortgage as a result but would be nice to know where the ball was dropped in getting these added to the valuation. I am checking and rechecking my documents all the time and we have found the occasional omission. Luckily the last one was picked up when we were signing initial contract that they had missed the cost of a cavity slider - only a 500 difference, but the owner added it for free rather than having to redo the documents Re: Hickinbotham Build Northern Adelaide 72Jul 21, 2017 5:27 pm got a quote today for a building inspection service (one of the big companies i think) from slab to defects looks to be total of about $2100 spend the money or rely on someone who used to work in the industry but has no gear (but can drive past on way home from work easily) Slab Down - $330 Walls and Roof Frames, External Walls, Roof - $490 Internal Walls, Ceilings, Waterproofing - $330 Pre-Handover (New Client) - $490 Post-Handover Construction Defects - $490 Re: Hickinbotham Build Northern Adelaide 73Jul 21, 2017 5:38 pm What are the legalities of it? The guy we spoke to said defenitly to inspect foundation/footings, frame and final stage before hand over / handover. He said these are crucial ones, would recommend all of the but if you cant affor sll then absolutely do these 3 . He said if frame snd foundation is correct the other things is easier to fix if problems comes up and in final handover inspection orther bits on outside can pickup things. Not sure how accurate this info is but this is what i got given. They will also need copies of all the plans etc that builder will get. Abd we need to arrange with hickim for them to be able to inspect with the ss. But not sure if its beeded cause i saw homestart has an inspection with some stages before they do pay them. Do any one know what's involved with ghe indpections from home start? Was thinking if they do inspect then not worth paying to have samd done.
