Been quiet of late as things have been moving VERY slowly. So trying not to think about it as I'll just get impatient!! Anyways, we finally got the site cut done, a sh*t tonne of rocks removed, and drains/ pipes are in. Though they've dug up more rocks in the process . Have not received any bills yet so hopefully we don't get too much of a shock when we do! Waiting on the developer to get back to us regarding the LPOD which was not brought into our property like it should have. And still trying to sort out window stuff. Decided to go with different supplier who makes the boutique stacker door we are after but have had to adjust all our windows to standard sizes otherwise face paying $$$ for custom sizes. Such a pain. At least things are happening. Just want a slab already. It's not going to feel real until I see that great big pile of concrete!!!! Totally puts you off going there because of the disappointment of seeing nothing new. Ours went to lockup extremely quickly. It powered along. But once it hit that stage it slowed right down. There was a period of about 3 months when nothing happened. It was soooo frustrating. Took 10 months all up but could have easily taken 7 if it didn't just sit there. We got there in the end though and you will too Last day cleaning at the old rental today (haha yes it's taken weeks to move and clean) then we can really get settled in and unpacked at our new home. We've been pretty chilled customers so far so might be time to start inciting a bit of haste!! 10 months feels like such a long time, especially when it could have been quicker! I reckon ours will take as long if not longer. We've got 420 days in our contract so who knows! Extra rocks dug up during drain installation have been removed. Concreter booked for next week to start boxing up. Apparently original concreter booked had family emergency and had to go overseas. No wonder we still don't have a slab yet! Met our SS who seems nice. I have been cautious so far about being an annoying client and have held back in my level of contact. But realised today being proactive is not necessarily being annoying! So I told him from now on we expect to receive weekly updates and if he forgets, I will be chasing him. Window saga is still going!! Last thing to sort out is master bedroom windows. We are light sleepers so want to make sure we get windows with good acoustic properties. We have 3 windows and to upgrade to a vlam hush 6.5-8-4 and improve our rw rating from 30 to 35 is going to be an extra $450 per window. That's on top of the $1800 we already need to pay as original quote builder got was before our 6 star report was provided and we realised we needed double glazed everywhere!! So need to decide if this is worth it or perhaps go with a cheaper compromise. I've been madly reading up and from what I can figure, thicker glass is better than laminate, along with a wider gap. Still waiting on our bill for the rock removal. Builder just waiting to receive last invoice so can calculate cost for us, though he will supply them to us for full transparency which is good. They did get back to me regarding our street tree. We first contacted them about 3 months ago, concerned the tree planted was too close to our driveway. After getting the run around from them and council as to whose responsibility it is, we finally got a response. They won't come to the party to relocate or remove the tree, even though it has been planted contrary to council regs. Regs require min distance of 2m from crossover; yet the tree is only 1.7m away (our crossover is on the left of tree in below pic). It was only possible to plant the tree in this location as there are services on either side of the central pit which restrict the potential for it to be relocated elsewhere. Moving it to the other side of your crossover would place it close to the bend in the road and present traffic safety issues. In addition the tree may not survive relocation therefore your suggestion would require a new tree. This species (ironbark) generally grows tall and relatively slender with clean-trunks so it will not impact on cars entering the driveway. I’ve attached photos below showing examples of this tree species at mature height - in much closer proximity to roads & driveways with no impact on the integrity of these structures. We also note that trees are very important to the ‘look and feel’ of a streetscape and in the long term will assist property values within each street. I know they are native but they're are so many other "prettier" natives they could have planted instead We have ironbark trees on our block and they suit the rural look but in an estate they would scraggy and out of place. Perhaps it depends on the exact species? The one in our estate is called eucalyptus sideroxylon. When I google it, a lot of local council websites come up. Seems like this type is quite a common choice for street trees in Melb. What is unclear is whether this has occurred in accordance with Council approved plans, given it does not meet the minimum distance of 2 metres. Has the Council made an exception in this instance and approved this location? Perhaps you can supply us with or direct us to where we can obtain a copy of the Council approved plans so we can verify the approved location of the tree? Thanks again XX We decided on slightly thicker glass for our master bedroom double glazed windows. Have not heard from SS today for an update as expected. So will be chasing up tomorrow and hoping the concreter is finally on site. In the meantime, been busying myself with online window shopping! I've discovered Etsy, yes a bit late, I know!! Anyway the sets of prints you can get are just awesome if you don't mind framing them yourself. Great way I think to have some nice art throughout the new home without the price tag. Went past our block yesterday and no progress. Yet the whole frame has gone up on the house behind even though they started after us! Had to chase up the SS to confirm the concreter has been delayed, and he now hopes it will be *some time this week*. This is what he told us last week! He could not give me a date. I get that after their regular concreter is unavailable they want to use someone else who they trust, not just anyone. And obviously it is more important to us that the job is done well even if it means waiting bit longer. Still frustrating though. How's everyone else going?
