I'd also consider anything in the walls to your ground floor as a must do as you will not get access after that second storey goes on! Of course, insulation is also a must consideration during build too. While I'm at it.. If you need access to your backyard to install a spa or pool you might want to do that during/before construction. Modern construction doesn't use the old wooden weatherboards anymore. A lot of builders use a product called LINEA that is resistant to expansion and contraction in traditional weatherboards. Yes, you will still need to paint it over time but you would need to do that with render over brick or hebel as well. Getting a protective (and less fugly) epoxy coating applied to the garage floor! You don't pay the builder to do this, of course, but once you've actually moved in there's close to zero chance you can ever manage the logistics to get it done. So you somehow have to coordinate the people with the appropriate safety gear (the Bunnings stuff which you can apply without dying isn't good enough to last) to do it after handover but before you start moving your crap into the garage (and frankly - the garage is the first place you put something which you don't want to chuck but doesn't belong in any of your shiny new rooms). I don't like unfinished concrete inside at the best of times, but cars tend to drip various fluids which seep into the concrete & never come out, things like paint tins get dropped; and it's nicer if you can clean with a quick wipe (whereas if your car drips anything but water on unfinished concrete it seeps in & never comes out). The builder also tends to use the garage for a place to keep messy stuff while building, our garage has all sorts of ingrained circular rust marks where tins were rusting, there's some spilled bathroom sealant, splatters of paint etc. Now my garage is used for tinkering with cars, so it's even more useful to be able to wipe things off rather than having them soak in & stay forever.
