It's very difficult to chose the colours you like, especially within the builders range, that will date well, and that you as the builder will still like when the home is older. We are still waiting on formal council approval. We aren't in a big rush. We found the selections that Statesman had to offer were really good, and worked well with the look we were after. We didn't spend as much as I expected on upgrades. The most costly being the toilets and the roller door as I wanted Decowood. My brother is a sparky so he will do all out electrical work after handover. The design consultant we had seemed a bit miffed about that. I'm assuming they get a commission based on how much we upgrade. We also chose to only really upgrade things we couldn't do ourselves eg. Skirting and cornicing, door heights (2340mm). Taps will be changed after handover as will the door handles, I almost died when I saw how much they wanted for the square plate door handles. When are you hoping building to commence? However, having connections in that line of work, they are selling them for the actually wholesale cost price so I decided to do it through them instead of externally, to avoid the non-standard provision fee (even though the oven I was going to get externally is the exact same oven they supply...). I do wonder how much they get for each of the upgrades. Mine wasn't pushy about any upgrades, in fact she was really good about what I shouldn't get done through them to save money. I also am hoping that door handles and taps are easy enough to get done post handover. Land settlement is beginning of May, formal approval is due mid April and lodged to council last week. So I really have no idea what the turn around is like once council gives the go ahead and land settles. I need council approval to come through for the sake of land settlement, as my finance is dependent on both land and build costs being finalised. (anyone have an idea of the turn around for build commencement once everything else has gone through?) If I can move in by the end of the year that would be lovely! Also, because I had my colour selections before it came back, I am unsure whether the pricing from colours has been included. If I am reading correctly though, I only have to pay $810 extra in total, with the price of the footings and storm water just slightly higher than the PC sum, which I am happy with.
