Browse Forums Building A New House Re: Leveling sloping land 3Feb 01, 2017 9:15 pm innerbloom sounds like as your floor plan is currently, your driveway gradient is not compliant. i've known some circumstances in the past where this hasn't been properly calculated/investigated, and when the time came to pour the driveway (roof was on, had been bricked up), it was picked up as non-compliant. the outcome was they had to cut into the slab in the garage, re-pour it lower, whilst adding steps in the garage, to accomodate a suitable driveway gradient. structurally was a challenge, and was quite a lot more expensive to do mid-build compared to getting it right at the start of the job. if multiple builders are suggesting that you need to adjust the plan to suit the driveway, then there is a good reason unfortunately. the rules are in place for good reason, no one wants to scrape the bottom of their car everytime they drive into the garage! which council are you in? every council should have a standard detail for their driveway gradients, which may sometimes differ from australian standards, and generally over-rules AS. they usually show things like transitions along the driveway, which can help to achieve a suitable gradient. another option would be to move the house further back into the lot, which is usually the easiest option. of course most people would want a larger backyard, and sometimes if the design/setbacks may not allow this. if you have access to your RL at boundary, the distance from the boundary to garage door and the finished floor RL then i'd be able to look at this for you and see if there's a solution around incurring the additional site costs. i can't comment on the leveling of land to reduce site costs, as i haven't experienced that myself, but hopefully others can comment. Once we did that we had more options with design and site positions. Don't know if it would help, depends on your plan and the shape and size of your block but it may be something. We are happy to have split slab and dropped garage but builders beilive these things are not good enough and we should push the garage toward back of the house which means wasting land on the side of the house. I have been told by friends to approach custom built builder but don't know how to find them. My land is pretty flat but elevated of the street.
