The mistakes I found (some of them are mine - I should have picked some of these up yesterday): - Lounge bulkhead section at the front of the house needs to be 500 wide to accommodate in-ceiling speakers that are 300mm in diameter. (same section of the bulkhead that has the pelmet --- so maybe 500 + 90 for the pelmet = approx. 600mm in total?) - Upstairs Bath window should be Square set reveal (15-18A.DG (SQ SET)) o Tender doc may also need to be updated here (couldn’t find it)? OOPS! - Elevation C (top elevation) – “ALUMINIUM FRAMED WINDOWS” comment is pointing to the sliders, and “ALUMINIUM STACKER SLIDING DOOR” comment is pointing to the window…reverse! I also had a clarification question: - Clarification: “Provide gloss wood to afresco ceiling” covers both the alfresco, and grand alfresco extension (the lines / comments are only displayed under the standard section of the alfresco? (Does it need to be duplicated to ensure that both sections / whole alfresco is covered?). I contacted my BC today (she was sick yesterday so I didn't get a chance to meet her at my tender), and she said that the changes / mistakes I found will get added to the "Change Control" of my file - as the drafty is going to have to make changes to the plan after our WoS - and the mistakes / amendments we want to make will get applied then - so I'm going to keep a record of the things to change / amend. I think the final updates to the plan are made at contract (for example, where all the cabinets go, the electrical plan etc...). It is very important you keep track of all this. As soon as you remember something, note it down because you will forget. I do a lot of thinking when i am on the train on the way to work, by just looking at the drawings over and over I see things that I have missed or PD missed. So write it down and go over the drawing again and again.
Building the Madison 40 | By Porter Davis Re: Porter Davis - Madison 40 215Oct 05, 2017 9:23 pm hey nikil Now that I've gone through the tender process, I understand why they don't want to make trivial modifications to plans (like moving a toilet roll holder) - they get signed, printed, distributed to council, issued to builders, and a bunch of other places. Making a change in AutoCAD would take 2 seconds - however getting the current version of the plans re-issued to all the various people that have copies of them is much harder. Gio I've thought about this, and I've been using a word document to record everything so far. Now that I have signed tender documentation, I'm going to replace that with a spreadsheet with a bunch of columns: - the document that needs changing; - the page - description of the change - date discussed and channel (email / phone) and - with who; will make things easier I think. @everyone --- Our tender price was vastly lower than our sales quote - mainly because all the allowances, and things that get discussed at WoS, were removed. I'm going to create yet another spreadsheet to estimate / budget our WoS, but there are a few things that I haven't worked out yet: - Cost of painting interior walls with different colours; - Cost of an additional outdoor facade colour; - Wallpaper Can someone shed some light? Sounds like you are very organised, which you need to be. I often wonder how people without an eye for detail build houses as so much onus is on the client to micromanage the progress. In regards to pricing we were told that it would be $400 per feature wall to pick a different paint colour. That was mid 2016 so not sure if it has changed since then. - View my blog at www.waldorfgrangebuild.wordpress.com Re: Porter Davis - Madison 40 217Oct 06, 2017 3:35 am fademan hey @nikil Now that I've gone through the tender process, I understand why they don't want to make trivial modifications to plans (like moving a toilet roll holder) - they get signed, printed, distributed to council, issued to builders, and a bunch of other places. I am just curious to find out if any of you appointed a private building surveyor or selected one that was recommended to you by PD. If private, have you been in constant communication with your private building surveyor about progress, permit or quality issues picked up or reported by your building surveyor? Building the Madison 40 | By Porter Davis Re: Porter Davis - Madison 40 220Oct 07, 2017 1:07 am I called Darbecca , as there are many people on this forum that use them, to ask this exact question. I'm going to use them as our independent inspector. They said that if you use their services, they'll check everything anyway so you can pick one of theirs. I asked my bc which was the best to use and just signed up with their recommendation.
