Browse Forums Building A New House 1 Jan 16, 2017 4:54 pm Dear Everyone, We would like to get your opinion about the property growth potential in Gosford. Its 1.5 hours away from Sydney and number of development plan in the area have either got DA approval or started construction. We are considering for an off the plan 2 bedroom apartment. Our contract will be finalised soon. Any pros or cons comment will be respected. Thanks Re: Gosford Property Growth Potential 3Jan 16, 2017 5:32 pm Not too educated on the unit developments although grew up in the beachside suburbs near there (moving away 15mths ago) and from all indications the properties have had their boom eg Umina beach properties once selling for 300k now up around $600k and every 2nd block has been divided for a granny flat. I expect this will continue through similar suburbs eg the entrance, Toukley but I don't see any quick dollars being made. Gosford cbd they have been talking this revamp for years at least 4-5years that I can recall, will be good if it does go ahead but at the moment there isn't too much drawing people to Gosford itself, it's the outlying areas that have views, beaches cafes etc that draw people in. Rental properties are in demand house wise but units I have no knowledge in these sorry. Good luck, do a drive around, compare all options and future plans Re: Gosford Property Growth Potential 4Jan 16, 2017 8:12 pm Could be our investment or we can live there also and commute to Sydney everyday. I know some people are doing daily commute from Newcastle to Sydney everyday. House I think is the best option and I agree that house prices in these areas have achieved significant growth in the past 2 to 4 years. I have also noticed that the nearby beaches where the one people would like to visit. I have visited the place last week and looks like the construction of ATO building and State Finance building close to the waterfront have been started. Here are some of the development currently in the council http://www.gosford.nsw.gov.au/docs/default-source/About-council-documents/latest-major-developments-in-gosford-city.pdf?sfvrsn=0 All 3 items listed are defects and are of concern. Please seek qualified independent inspector and/or legal advice for your state. 1 8203 You might be able to apply to divert the sewer at your expense. In NSW you would contact a Water services co-ordinator and they would give you advice as to whether or not… 1 16127 Ask for some kickplate to be added and also for tradies to be requested to use lanyards on tools on that side of the building. Be respectful and have the discussion… 1 1685 |
