Browse Forums Building A New House 1 Jan 05, 2017 5:52 pm Hello Everyone, I am feeling so excited to be on this forum after researching for almost 15 days, I found a place where I can put my thoughts and get advice from like-minded experienced people. Ok to start with, I have bought a 315sqm land in spotswood (VIC). I bought the land in auction and the plans are already approved on the land. Now I need help in finding couple of things. 1. A decent builder in the area. 2. Do's and dont's with the builder i.e. what kind of things to be aware of while talking to builders. I have almost no knowledge of this topic and with whoever I speak, seems to be genuine. However, after reading so many bad experiences online and in person with my friends, I am quite concerned. Hence can anyone, guide me to a particular forum which talks about this. 3. How this lock-up stage works. Can I choose a builder who can give me a house till lockup stage and then I can do it myself. If I choose this scenario, what will happen when I have to get a final house entering permit from council (I don't know the technical name for the same) when they come and check, if the house if made upto the standards. What if there is some problem and builder says, it's not my responsibility as you finished the work yourself. I hope, you guys are able to understand, what I am trying to say and will be able to help me out in this learning curve. Re: Bought a Land with approved plans and lookging for a Bui 5Mar 22, 2017 7:21 am from the looks of it you will be spending about 70% of the build cost up until lockup. not sure you would take so much pain on yourself to get some savings. but may be if you were to source all the fittings, flooring, doors furniture(windows) heating cooling and appliances cheaper that might help. and many of the small builders do that. thanks Anand If your patio is going to be 35 sqm then that's going to need Council Approval.
