Browse Forums Building A New House Re: Garage's Gradient 2Nov 06, 2016 9:55 am Sparkie Hello Ladies & Getns, We have asked Metricon Homes to provide us with tender of a single storey house ( 24 Sq) in Sydney Northwest. They have done initial survey and back with contour survey report and believe that we cannot build our floor plan due to garage's gradient,. My land is pretty flat but driveway doesn't meet the requirements and if we want to stick to single storey design, setback should be at least 11 for Garage in lieu of 5.5m or go for a double storey building. It means that I have to have a massive front yard while nothing left for alfresco or back yard. This is crazy as building size of single storey will be at least 4 Sq smaller and floor plan won't be even close to what we want. I am totally confused and not sure whether Metricon is right or not? I have seen many builds in same area with similar situation and don't understand how they could manage to have their building with normal setback. We are under Hills Shire council. Can anyone help with experience or any solutions. We are really stuck and disappointed. Thanks in advance and finger crossed there is someone here to advise. Is anyone here to help me out? Has Metricon given you the gradient profile drawings? I'd be asking for those and then speaking with council about their requirements. As I understand each council can be different. What's the fall on your land? We have a massive drop off at the front and then a gentle fall to the rear so we put a split into the design. It lifts the garage up so the driveway passes and allows the main living to open out onto a daily flat backyard... Re: Garage's Gradient 5Nov 06, 2016 12:22 pm your council's website states the driveway gradients: http://www.thehills.nsw.gov.au/Building ... plications the PDF titled "Standard Drawing - Footpath Crossing Grades & Suggested Max Internal Driveway Grades - Single Residential Lots" is what you're after. if the gradient is too steep, you can always just drop the garage. at my work we tend to go anywhere from 170mm-510mm (1 to 3 steps in the garage). metricon should be able to provide this, as it's a pretty standard way of getting around steep driveway gradients. i'd be surprised if they didn't.
