In the meantime I've run out of room in our storage unit with new furniture purchases.. filled the space I was given by the parentals under the house and have stuff stored at both my sisters house and my cousins with various home wares etc. that we've purchased.. We went between the Trinity Lux and the Mirage for many, many weeks.... Finally decided the Mirage sits on our plot better and are moving forwards. We had our first tender appointment a week ago and second one is 8th March. Then the colour and electrical appointment on the same day, 10th March! We've visited the colour showroom a couple of times so are probably about halfway along with all of the decisions...that's the most daunting part at the moment, all these decisions! There are soooo many decisions to make, we did colours and electrical on the same day as well, both of us had to get off work so it made sense. I felt super organised for colours but electrical was awful - really overwhelming and we were definitely under prepared. I didn't realise we needed to choose where every single PowerPoint, light switch, light etc etc had to go, I assumed that the electrical on the plan they gave us was where they went and then we could just add extras - haha! So not the case ? We are still waiting for our colour selections and coats to come back (our appointment was Jan 18th), I thought it would have been back already and I followed up with our administrator and it's still with estimation at the moment. Also still waiting on council. Do you have a post for your build at all? So nice to have someone else building with P. We're building in Mango Hill, about 10 minutes from where we live now in North Lakes. How about you? We're going for the Mirage Vogue Q2 but with quite a few changes. We've put the master at the rear, added a rumpus room downstairs, and flipped the side of the house the kitchen is on to make the most of the orientation for the sun and try to keep the house cool during summer. We've also decided to do some things ourselves after handover; we'll be doing the rendering and also the decking to the alfresco. Plantation have just let us know we need a retaining wall too and have quoted $5k so just doing some research to see if that is reasonable. House building is totally new to us so it's a little daunting at the moment...hoping once we make the colour and electric decisions we'll feel more confident! Thanks for the tip re the electric appointment, we're going to sit down with some highlighters and our plans and start having a think about where we need to put things. Our contract person advised to allow $15k for electrical, I really hope that is enough! I'm new to this forum so will figure out how to start my own blog and upload our plans but great to see yours and hopefully we can share hints and tips along the way! We are in Joyner, so also north bris, we had a house at Warner which we sold and this is also our first build. We had an electrical budget of $10K which was recommended by our tender presented, ended up coming in under at about $9600. We added an intercom as we are getting a pivot door with translucent glass so we thought this was a good idea and we added the home theatre package with ceiling speakers etc. We only have 21 downlights (opted to purchase ourselves and after some research ended up buying the packs of 2 they had at Costco last week - tested 1 and it's great!) as we are having mostly pendant lights. Some unexpected electrical costs were the extra light or PowerPoint circuit breakers that auto charge when you reach a certain number of lights or powerpoints and the additional 2 way light switch costs. We made some sacrifices including stair tread lights, upgraded light & powerpoints (satin range) and an alarm system (having it put in afterwards) to keep it under budget. $15K is a great budget so you should be ok unless you want plantation to be supplying everything and then it gets really pricey. We are also doing quite a bit after handover (or having someone do it for us) - the main ones are our flooring and alfresco decking.
