M are trying to force it but we had a final building inspection this week and there are a number of defects they need to fix. It’s taken a lot of time and effort to get it to this finish but I am so happy with how it’s turned out. If anyone needs a floor layer, I recommend Kornel Kovacs of #timberfloors. He’s got 20 years experience and his work is worth every cent. Especially considering how helpful he has been in resolving issues with M due to the slab being uneven, Doors not being plumb and the like. The floorer used Lobadur 2k Duo which is a commercial water based Polyurethane. Low in Chemicals and therefore low VOCs. (no smell in house). I’ve got some extra product from him too so I can coat the bottom two steps of the staircase also. Makes me shake my head though because the cheap *** maple wood that M supply as an upgrade on the staircase (but charge a fortune for) is no where near as nice as the spotted gum. Maple is also a soft wood so I’m wondering how long it will last. Anyway the polyurethane should help to make it last a little longer. Carpets on Monday! Just the idea of having real timber floors gets me all excited! Thank Dulie. Yeah, when a mate of mine showed me his floor in blackbutt, I was in awe. A polished timber floor looks awesome and certainly helps with the resale value. Total cost was $16.6k split as $7.5k timber, battens & plastic membrane. $9.1k labour to install, sand, lacquer, do steps and provide edging around the island/kitchen/ pantry and staircase together with removal of the skirting boards and then re attachment. If I build again, the proper way to put timber flooring in is to make sure they put it in before the staircase, the kitchen cabinetry and skirting boards. That way you don’t need to use scotia/beading/mouldings to cover up the gaps. This time around, I was satisfied enough to have the timber at least under the skirting boards. I will have to pay the painter $300 perhaps for him to use no more gaps to seal the skirting, putty up all the nail holes and then paint the entire skirting board. Sorry didn’t take a pic. I think you are the only person that upgraded their wrap. Given we are in an old weatherboard house at the moment that only has the timberboard and plaster for insulation. We figured hebel, wrap, insulation and plaster should be sufficient. The sarking that we have in our ceiling is probably the same as thermoseal as it’s a thicker material and green in colour.
