Browse Forums Buying Land Re: anyone buying land in officer VIC(South Siding estate)? 1002Jul 18, 2017 4:46 pm I will say it again. People don't really get off their back side or do the work required, a lot is just standard message.. Anyway.... I have sent a letter email to Cardinia Council regarding PS 738353A Re: anyone buying land in officer VIC(South Siding estate)? 1003Jul 18, 2017 6:13 pm One point I tried to make to the council if that there is no problem with PS 738353A then compliance should be given. Work done outside of PS 738353A zone, such as the clean up and levelling of land where the North/ South arterial is, should not prevent our compliance. Also Feral animal control is in effect in Gilbert land. from 14 July to 8 August.. I sent the Council photos of snakes some time ago. They also have dingo's there, but they were to fast to take pictures off. Re: anyone buying land in officer VIC(South Siding estate)? 1004Jul 18, 2017 6:30 pm The second point I tried to make is that I understand the Council might have condition that they might want the contractor fulfil before issuing statement of compliance, but could they give the contractor a time frame because this mob is capable of staying there months 3 month for little things. Re: anyone buying land in officer VIC(South Siding estate)? 1005Jul 18, 2017 7:48 pm And the third point I made is that the site office for stage 2 is no longer there as it was taken down, yet the security fence is up but opened and dismantled in various places. The place seems to be in limbo as some soil testers are driving their vans through broken down fence area doing soil test. People are continuously going through the area. So with all this, what is the point of fence? Re: anyone buying land in officer VIC(South Siding estate)? 1006Jul 18, 2017 8:12 pm Seriously don't know what banks are after.. We had our land valuation done and loan is formally approved as well... @ Ting Ting - Agree with you, Gilbert reserve is bit popular for different animal species which have heard from a land owner in station st, unless vicroads build North-South arterial road there is no way it can be controlled...... Maybe it is worth if we all including Stage 1 folks raising concerns on this with council... Re: anyone buying land in officer VIC(South Siding estate)? 1007Jul 18, 2017 8:34 pm I’ve raised the issue about Gilbert land through various emails with the Council and other bodies and it seems like they are making plans to fix it up a little. But the land is sacred to them by law. I tried to explain that we don’t live in the Amazon and that human safety is paramount. I hoped it got to them. The walk way along rail line from South Siding to Station St, is dangerous. Especially at night as there are no lights in the area. Anything can jump out of the bushes at you. Council said the area is not finished but have no idea what they have planed. It will be a bit different when the North /South arterial is built but that is a few years way from now. I guess if more people raise their concern it will be better. Re: anyone buying land in officer VIC(South Siding estate)? 1008Jul 18, 2017 8:37 pm Just an FYI. My land nearby had the certificate of compliance issued on 22/2/17. Lodged at land Victoria on 9/3 and registered on 27/3. It will probably be at least a month after the certificate before the land becomes registered. That's my thought too - I remember you mentioned this previously. It looks like it'll definitely be towards the mid to tail end of next month. As frustrating as it is, nothing we can do about it but wait.. it'll happen! Re: anyone buying land in officer VIC(South Siding estate)? 1011Jul 19, 2017 1:30 pm They updated the website again..... spear website Re: anyone buying land in officer VIC(South Siding estate)? 1013Jul 19, 2017 2:52 pm Stage one. Checked and passed by licensed surveyor 17 March Statement of compliance issued 31 March Plan registered (not title received) 21 April It took 2 weeks from when it was given the green light by a licensed survey for the Council to give statement of compliance. (Stage two had surveyor’s checking things some two weeks ago) It took 3 weeks from compliance for the plan to be registered. As my solicitor said; 14 days to pay for the land and 7 days to receive the lot title with the purchases name. 14 + 7 = 3 weeks. No one will give you a piece of Australia (land) without you paying for it first. You first pay then 7 days latter you get your title for the lot you purchased. When an intended registration date is give then the contract payment and land transfer activities begin. What should I be mindful of or querying prior to signing the documents??? we have received the paperwork to go through..... thanks everyone Grandvue is known for blocks with a larger slope. Be careful of the fall on the block as might have to have a custom built house. Re: anyone buying land in officer VIC(South Siding estate)? 1018Jul 20, 2017 12:50 pm Can confirm that the difference between statement of compliance and land registration can now only legally be 5 days. So as soon as statement of compliance is released a week max until the registration date comes out. This has been changed since stage 1 was released. Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6415 Well these guys are not looking good...
