My solicitor is waiting for an intended registration date. That is when they intend to lodge. When that happens my solicitor will get a vendors statement of what is required to be paid and I will have 14 days to pay it. That is what I was told. Couldn't care less about 21 day, 14 days, 10 days or what ever days. Im fairly sure that the vendor statement is council rates and variations not the actual amount of the land and they do that in 14 days as there a week in between final day and titles released to cover any problems in people paying. The idea of this is to make sure before the titles are released to the people they have paid the developer anything that is owed so they are not out of pocket. That is why she will be giving me a letter. Your saying that as soon as the date of registration is stated (Which is date of submission) you can pay within 14 days and your settled (without the title). Yet date of submission is when its submitted to land victoria and they say its 21 days until its registered and titles are released. You cant settle until titles are released because you wont have the exact subdivision code of your block until titles are released. So its impossible. You might have a receipt of payment but until it titles and you can get your exact block code you cant settle and that doesnt come until it titles. The land office takes 7 days to produce that paper that shows the Title holder , and that paper will not be produced until the land sales contract is settled. The land sales contact is settled when payment is made,. When payment is made I become the land owner and the builder can start because it's my land and I settled the contract. Soil tester went through areas that are open, and people regularly walk though along the rail path way., I'll try to post when the fence is gone as you can push your builders for soil testing.
