One company given me 11 -16k other quote was 36k It's really confusing? Any help Hi, We found this very confusing too so don't worry you're not alone. In my experience, I would think the 11-16k is a fixed cost meaning it won't change no matter how good or bad your block is. Our builder Burbank offered this to us. Other builders offer provisional fees whereby they add the maximum it could cost in a worst case scenario but the actually cost depends on what they find. So if they find nothing it could be a couple of grand, but if you have the worst site it could be the highest amount. Variation of this non fixed priced usually is rectified at the end of the construction process. Provisional costs can be a gamble. We fixed ours so we knew what we were up for from the start. The slope of the site, and the soil classification, can both result in huge variations in cost. For example, if you have a slope and work with the slope instead of against it the site costs should be minimal. We are on a massive slope (our blocks drops 9m over 49m from front to back) and our site costs were just under $6000 because with our design there were very minimal cuts and no retaining walls required for the house. We did have to put a retaining wall for the driveway and gardens though (about $20k all up) but it still worked out much cheaper than what other builders quoted for other house designs.
