Browse Forums Building A New House Re: New to H/L Package. Help, Tips and advises = Appreciated 4Feb 22, 2016 6:35 pm way2funky Do you think i have a good breathing space if something goes wrong? what other charges/fees and costs have i missed? What Main Inclusions/upgrade you advise me to add now that's easy to miss? Thanks Talk to your broker for good advice based on your personal circumstances like how much you spend etc. They are in a better position to answer your questions correctly for any missed out fees or costs. Looking at your numerical calculations it looks like you are up for 20% deposit and may not have to pay LMI so that will be a good saving. As for inclusions or upgrades, its a personal choice depending upon your taste and budget. Generally, structural upgrades should be done by the builder and non-structural upgrades can be added after the build if required. Read the sticky threads like Things you forgot for deeper insight into kind of upgrades you should select with your builder. Re: New to H/L Package. I have spoken to my M.B yesterday and based on what he can see he gave me the green light but advised me to look at houses similar to my plan and how much they selling for which according to the old history they seem higher. As for inclusions and upgrade i do agree with you, i have added things like higher ceilings, power points etc because it will be harder or impossible to add later. While things like grand alfresco, evaporative cooling and internal garage door i found that it would cost the same if not less if i went ahead with the builder. I am reading things you forgot page by page and taking notes now hehe It's amazing the little things you can miss. Thanks again for your inout. Re: New to H/L Package. I am adding a grand alfresco to the plan, the price they giving me it's worth it. Just be careful with building stability during construction, that is when the structure may be weakened, refer to your engineering drawings for stability methodology. 1 7226 Thank you so much.
