Browse Forums General Discussion 1 Jan 31, 2016 9:14 am Hi All, Have purchased a block and am thinking that we're up for some rather extensive retaining costs to level the block. First plans have come back showing 33m of retaining wall (up to 1m high) on either side of the block are required (so total 66m). My questions are as follows: What estimated cost would you say I'm up for (roughly, I realise there are many pieces to this jigsaw)? Are there any substantial savings to be had in finding my own contractors to do this or is this just something that most builders are left to do? Cheers. Site plan, Soil conditions/type & contour survey, where are you building you need to provide more info. brikznmortar Are there any substantial savings to be had in finding my own contractors to do this or is this just something that most builders are left to do? Not necessarily, make sure your engineering details & specis are up to standard, know beforehand what's involved and what's a fair price..then get 3 quotes Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining Walls - Best approach? 3Jan 31, 2016 3:50 pm Thanks, Didn't want to get too into detail and waste peoples time, just hoping that someone could've said 'Hey we had to do 50m of retaining and it cost us $xxxx'....... or something alike. Will definitely be getting the job quoted by multiple contractors was just trying to find out whether people generally went with the builder so that it's part of their 'construction price' or were people paying for this stuff out of their own pockets........not quite sure how it all works:) Re: Retaining Walls - Best approach? 4Jan 31, 2016 6:07 pm Generally retaining is bundled with site costs by the builder there have been many posts and costs vary greatly. hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining Walls - Best approach? 5Feb 04, 2016 10:46 pm We did 7m and it was around $3000 if that helps??? (In Melbourne) It's really expensive. Baring in mind we actually did the retaining wall ourselves so no labour costs involved etc.. Yep, that's right why do the costs vary so much for retaining? 1. You need to compare "exact size, weight and number" apples with apples with retaining 2. Even using the same post and rail system, a height difference can mean Double rails behind the wall at the base (that's not visible)this incurs additional costs 3. Soil & hard digging incurs additional costs, etc,etc 4. Builders margin 50-100+% on total material and cost etc,etc How do you work out a fair price, Try this 1.Get the correct engineering details 2.Work out the material and costs required 3. Allow 2 to 3 times that for the labour add extra for incidentals.. 4. That excludes the labour costs you save in doing it yourself.. but your time has to be worth something and factored in..go figure Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining Walls - Best approach? 9Feb 05, 2016 12:19 pm Ours was 35 metres turning two corners with 75percent been 2 metres high, ,really heavy steel and sleepers with protective black tar paint and lsrge scoria rock for drainage, big agi behind wall,$20,000,really have to watch specs are to engineering requirements. Re: Retaining Walls - Best approach? 11Feb 10, 2016 10:02 pm We are having 30m, most at a metre high and are paying $5330. We got external quotes, the cheapest been $4000 but then our builder said they had to do it as it was along the zero boundary. The rest we can do ourselves (and will be) or battering. Luckily our neighbour is contributing as some of this wall is his responsibility. Render your bathroom walls, two opinions versus the one, makes you wonder. 3 6064 The spacing of the studs looks pretty large especially for a load bearing wall. 3 11122 Nope, only on the inside, I've literally has my ears to the brick outside and can't hear anything. I can sort of 'reset' the noise by pressing firmly on the studs. This… 10 11786 |
