Yes small round shape will be better. There are many three storey building blocks near Beverly Hills and Hurstville area with small rain water outlet for balcony. As for our case (new single dwelling house) they come up with ugly drainage pipe. How much rainwater are they expecting to flow out of undercover balcony. I just wants my house finished, I will fix it after OC. I don't want them to delay any more by me complaining about it. Just moving rubbish from the back to front. Unfortunately dump truck didn't turn up for them. I went to site just in the right time to save timbers that I have collected after framing finished. I wants to do orchids stand with these timbers. I have not heard anything from SS. So far one job a week... These guys did mention that at least two months of solid work to complete. If they didn’t book trades in a month ago they won’t be turning up now to do work. We are so close to completion yet even little things like missing brick or damaged skirting they just have to wait to replace in the new year. It’s frustrating as if they planned things properly and had better supervision the builds would move much quicker. I know it’s about doing with minimal supervision for them as it saves them $$$, but the mistakes and delays and LDs surely can’t make it worthwhile to drag builds out past contract dates. I have a feeling they will use my disputes to put LDs on hold - but stuff that, I've been logging pending fixes and work carried out in other areas to counter such a claim if they do make one. Rubbish from the front got cleared last Friday and tilers were there on Saturday ....not complete but little bit to go. Trimum and Ehhc, both of you are very good with keeping records. I'm so slack... I will have to go back and check on this thread what happened on what days. For sure having thread is like keeping diary. Strongly advice to any one new out there ... to have your own thread, force you to update as record keeping , share emotional drama, received support, great advice and feedback from house building buddies. The first time was in early Oct... Out of doubt we checked with our SS to confirm what items need to be completed before we pay this. A week later this invoice was revoked due to incomplete items as doors , architraves, skirting and cabinets not fixed in. The second time was in Nov ... again we consulted with our SS that we have received the fixing stage invoice and should we pay or hold payment till all fixing are completed. His advice was pay and don't withhold payment. But when we looked into the date of the invoice ... it was dated the earlier date of Oct 17, so we requested accounts payable to change the invoice date to Nov 17. And also we simply questioned to accounts payable dept " Have they really completed fixing stage? " 2 days later someone from Sydney's admin reply and stated they have made mistake and invoice was revoked. Just because we are withholding payment doesn't mean they work faster. Now for the third time today we have received this Fixing Stage invoice. We have now checked through with check list from http://anewhouse.com.au/2012/01/constru ... -4-fixing/ Some items are ahead and some items are not complete. But majorities have completed!
